I am a 100% disabled veteran exempt from property taxes. Loan Depot, specifically Kayla Butler with Loan Depot, forced me to pay their property taxes even though I’m 100% exempt. They assured me, my realtor, and others in the loan process that the city would refund me that amount which was why they **needed** me to pay to close.They lied and now I’m out $5000 as a totally disabled veteran with limited income. Don’t go with this company unless you want to go with one that scams disabled veterans and tries to find loopholes in Texas law to avoid property taxes they owe.UPDATE: I spoke with Kayla Butler and have a phone recording where she admitted she lied about receiving my tax benefits from the city when she took over $5000 extra from me after I already signed a different contract. She told me I should just accept a sorry. Again, avoid these people at all costs and go with more reputable people.

Because of divorce I had to sell my house to ex wife and Michael Davies with LoanDepot Houston was her lender, we agreed I’ll sell my home equity half for $70,000. Michael sent paperwork to Title company showing I was to sell for $69,000. Before I signed I texted him asking for the other $1,000? He replied saying he’ll tell my ex-wife to bring a check for that amount to closing and he would forward it to me, so I signed. Days later I got wire transfer for $69,000 but no signs of $1,000 check. I called Michael and he stated him and I had no more pending business and it was rude hanging up. I tried emailing sales manager Matt Vest, Judy Williams, loan processor, and LoanDepot customer service but no one responded. Michael is a dirty, dishonest, manipulative person who will lie to get you to do what he needs and then hide, denying everything. Such a dishonest individual should not be working on people’s biggest investments nor handling customers money. Cheated me of $1,000.00

Awful communication, deceptive practices, and made the process harder than it needed to be. We only used them to receive incentives from our builder, but the way it worked out if we would’ve had time before our lease was up I would’ve switched back to working with Trey at Fairway mortgage.

Chris was heaven sent. He was patient and gave very detailed answers to questions I had. He was very helpful in navigation the loan application.

I called their customer service line, and I still do not have a correct answer, and I get a different answer every time I talk to someone. Speaking with a supervisor does nothing, they dont know either. I have been requesting since October for the PMI to be removed from my account. I was originally told that my loan had to be 2 years old, so that would be October, but then I was January because it has to be 2 years after the first payment was made. So I requested it in February and March, only to be told that it will be May that it is removed. I was told if I wanted it sooner, that I would have to pay $105 for the appraisal fee, that must be done by their 3rd party appraiser, and it takes at least 30 days for this process. So we opted not to pay this ridiculous fee when it was already March. So come May 1st we will see what happens, I have NO hope. I have reported them to the BBB. I have also requested a pay off amount of my loan. They cant tell me over the phone, I have to request it via snail mail (which doesnt work when I need it now), or over the phone where they charge me a $5 fee to fax it to me. You cannot get any information from this company without being nickled and dimed to death!!

Willing to obtain n verify information pertaining to the disabled vets process and Texas Vet Landboard loans. Loan officer worked very hard, was professional and did everything to make this stressful process easier.

Have been trying to reach the loan officer that is suppose to be working for my clients. I have had no luck calling directly or after leaving messages on their cell phone. I sent her information via email over 14 days ago with no response. My client is a disabled Vet.

Loandepot: JUNK, GARBAGE, HORRIBLE SERVICE,Loandepot The 1st. worse lender by far!, my application was submitted in July/19 and followed up in September, they said I was pre-approved based on all documents that they requested and I did provide, I called the Loan Officer Kennedy Sandoval more than 10 times or he called me not less than 5 and all the time he said your pre-approved, your income, score and taxes are good, suddenly I called them today because the closing date was schedule on mid November and they said your loan application were declined what??? after 5 months, providing everything that they requested and just because I called them I realized that I was not approved.VERY SAD, AND WORSE CUSTOMER SERVICE EVER!, they just collect money for the application and appraisal (it looks that they make more money from appraisal fees than loans). DO YOURSELF A FAVOR: KEEP AWAY FROM THEM! and find a trustworthy company, even smaller but straight and clear with you from the very beginning.
