Do not move here. We’ve had any infestations with hundreds of ants coming out of our baseboards in every room, with no resolution from management. Not even in food areas. In the bathroom, office, hall closet. Everywhere. We caulked baseboards for months, placed bait, traps, etc and finally fixed the problem ourself. Maintenance came out ad caulked, missed so many spots, it was worthless.Pest control said Covey won’t pay them to spray anything but exterior doors. But you still have to pay a mandatory $75 monthly fee that includes “comprehensive pest control”Management is unresponsive and defensive after not responding for weeks. We couldn’t walk our dogs for weeks in the community because someone moved out, abandoned their dogs, who then escaped their yard and management did nothing but place a notice on the vacant house’s door.These dogs charged me, growling and barking when I was trying to get into my car with my infant. Multiple residents had to escalate to HPD and animal control, management still did nothing.We’ve spoken to a representative from corporate, who gave us the run around on the phone and a lot of empty promises but we’ve been unable to reach her since. We’re owed a refund of hundreds of dollars for unfulfilled services and out of pocket pest control products. Thanks Candy!There’s a neighbor that revs his car until 2-3AM, set off fireworks for 3 days leading up to NYE, until 3AM on NYE, and 2 days after. Management again did nothing but sent an email telling residents to research and review local municipality laws regarding fireworks.Bianca is a joke, her friends leave positive reviews but don’t actually live here. We would’ve broken lease but that’s not exactly feasible without paying thousands of dollars.I’d happily delete my reviews if they’d let me out of my lease. I’m tempted to post fliers around the neighborhood warning people not to live here. Maybe even a lawn sign.Please, do not move here. You will regret it. Moving is expensive. Move here if you want to just move again in 12-15 months, and be unhappy that entire time. Other homes have mold, mice, completely flooded yards. Comparatively, we are more fortunate. Most of us are just waiting for our lease to be over, counting the days.We pay too much to be treated like nuisances for work orders and real issues by disrespectful, discourteous office staff.

Unresponsive management, lackluster maintenance, promised amenities are sporadic at best. Good reviews are left by friends of office staff and not actually people who live here.I’ve been renting for 9 years and living here has been an experience like no other. I was hesitant to even post this review because it’s embarrassing. We can’t wait for our lease to be over.You pay 75 dollars a month for air filter changes, pest control, lawn care and security system. We’ve lived here 6 months. Lawn care comes whenever, they might do your yard, they might partially do it, they might miss your yard entirely. Pest control has come 3 times, and we’ve had to call 30 times and email 15 times to accomplish that. Our filters have been changed twice and they’re the cheapest filters imaginable. Our security system doesn’t work and I can’t get into contact with the office to fix it. They offered to have me pick up a pamphlet, the one I got when we moved in, that doesn’t fix my issue because ADT tells me to contact my leasing company.Our home was disgusting when we moved in, our toilets were black on the inside. There are visible pencil arrows on the drywall. There’s sticky brown stains I cannot get off of the baseboards in some rooms. Our yard floods every time it rains. Our grass is half dead. The appliances are so cheap and they left the sticker on the stove glass which I can’t get off without a razor blade and some goo-gone. Our dishwasher leaves everything wet even on high temp dry.When we moved in there was a rent special and management change, we paid all agreed upon fees in order to get our keys. I see now why there was a rent special. My husband spent 2 months of his life going to the office, emailing, calling, sending ledgers, screenshots and receipts to prove payment to the new management company. Finally after 6 weeks, being contacted by corporate with threat of eviction, and hours of wasted time we received “oh we balanced our books and your account is in good standing!”Please stay away from this place. Our neighbors are nice enough and it’s quiet, but the turnover is obvious and for good reason, once you sign the lease you’re on your own unless you want to spend your waking hours begging to be treated like a tenant and not a nuisance.They pick up the phone and seem irritated with you, or respond to emails defensively, forgetting the paper trail that work orders leave behind, proving that you’ve been trying to have issues addressed for over a month at a time.When I see people touring I want to yell “Don’t do it!” This review is my attempt at that. There is better value for your money in the area, and you can rent appliances separately. Don’t make the same mistake we did for the sake of convenience, there’s no convenience once you sign the lease.

Carlos is nice and fast. The management company has been indifferent to the landscaping problems. It’s like a swamp on both sides of my house. There is at least a 6 inch deep trench that runs along my backyard where the power lines are laid, someone could break their ankle or leg. The management company seems indifferent to this problem.

A week or a little over a week ago I reported that the air conditioning was not cooling and still no one has come to check it and they have not given me any kind of answer as to why the delay is. And when we talk about repair or maintenance of something, it always takes this long.

Unresponsive Management & Unhealthy Living ConditionsI am terminating my lease early due to the presence of mold in the property and a complete lack of responsiveness from Covey Homes Ventana Management. Despite repeated attempts to report the mold issue through phone calls, emails, and in-person visits, I received no response or action from management. My attempts to reach someone at either Ventana or Tamarron locations were unsuccessful, with unanswered phone calls, emails, and a closed office during a visit.This lack of communication and professionalism is unacceptable. Additionally, the presence of mold posed a serious health risk to my family, particularly my children with asthma.A manager finally visited the property but dismissed my concerns, claiming it was organic growth instead of mold. Their solution was to wipe down one area with disinfectant and simply paint over one of the 3 moldy areas! This is completely unacceptable and does not address the root cause of the mold problem.Due to their inaction and disregard for my health and safety, I was forced to terminate the lease early. I strongly advise potential renters to consider elsewhere. Covey Homes Ventana Managements disregard for tenant well-being and complete lack of communication make them an unprofessional and unacceptable landlord.

Community has had a lot of improvements. Landscaping looks much better and management is more responsive! Bianca & Ginger have been very helpful with all my concerns!

I need someone from the corporate offices to call me immediately. We have been reaching out for MONTHS regarding possibility of mold upstairs (with an asthmatic son!!!). There has been new management coming in and out every couple of months. I know things happen, but I at least expected the new management to be better at returning phone calls, or even picking up the phone during office hours…. Is that too much to ask for?! So I went to the office to pay rent (which was late yes, family emergencies do happen) and when I arrived I had to wait a bit due to the lady being on the phone selling a car. So I waited while she gave directions to someone who wanted to take a look at the car she was selling. By the way this was during office hours. I paid rent and let her know about the mold issue, which she wrote down my house number and said that Ronnie would stop by to check it out. That was February. After another sick visit to th hospital we decided to talk to family to just get out of this place. My anxiety is thru the roof! I’ve spoken to previous and new management for months and NOTHING has happened. And now there is a 24hr check on mold?! So what happened in Dec? Jan? Feb? I’m pretty sure management has surpassed the 24hr rule. I’ve never dealt with such incompetence.Update: We were informed it’s “condensation.” What exactly does condensation cause after months of no one listening or coming to look at it to fix the issue??? 🤔 Mold, it causes mold. This situation has been upsetting and the fact that I feel like I’m being gaslit now makes it even worse. I just need someone who actually has the power to help to please reach out. My fiancé and I have gone personally, left countless phone messages to all management teams that have been a part of this community and nothing. Does it not matter to anyone that our son has Asthma?!

March 2025:Zero improvement and somehow they found a way to be more unpleasant. There’s mold in this community. The houses are poorly built for Houston humidity, and mold grows quickly. Management doesn’t care and maintenance can only do so much without professional help.I’ve called regional and the community office upwards of 10 times over 4 months for a mold problem and no one calls me back or cares. My family is experiencing health issues from this mold and all we can do is look forward to moving out asap.Original:Management has been unresponsive for the entirety of my 6 months here so far. I try my best to be amenable and forgiving, but frankly at this point renting with Covey has become the biggest stressor in my life.I genuinely don’t have the words to describe just how terrible this experience has been, and as a renter for the last 12 years I have experienced my fair share of property management styles. Calling Covey’s style “management” is too kind. I fix my own problems because maintenance takes 2 months to respond, I speak with pest control and yard crews myself (when they actually show up) to ensure that we get the services we pay a monthly fee for.The neighbors are fine. They are kind and dealing with the same struggles. But the rent is basically extortion, the service is abysmal, and the communication is non-existent.Do yourself a favor and sign literally anywhere else. And I would recommend you do not request google reviews and feedback unless you are prepared to address the problem head on and serve your tenants like you are contractually obligated to.Edit: October 26th, 2024 - months later and the management continues to evade responding to questions and concerns. Mold, fences about to fall over from hurricanes in August that were never rectified despite 10+ emails and calls. requests for better communicate without response.The only way to get a response is by making sure you speak with Marquez, who is somehow the only member of the property management team that seems to care about current residents. Don’t let them fool you during the leasing process - once you sign that lease they DO NOT CARE about you.

I do not recommend living in this community at all. The houses are in terrible condition, without any maintenance. There are mice, ants and all kinds of pests inside the units. Many of the amenities are out of service, and the management is a disaster: they never respond and dont fix anything.Also, be careful if you are looking for this community through a locator, because they do not get paid for their work. Ginger Yeverino and her team do not comply with the agreements, which shows the lack of professionalism and seriousness in the administration of this place.If you want to avoid headaches, look elsewhere.

I do not recommend this place to live, it is the worst place, the attention in the administration is terrible, Ginger and Bianca La Cruz do not pay attention to the problems you may have in the house. In my house I have serious problems with rodents and what they do is send a person to set traps, the maintenance is terrible, they do not fumigate or make the corresponding repairs to prevent rats from entering the house. I have sent several emails and they respond when they want but do not provide an effective solution, I have been living here for 3 months and I am thinking of breaking the contract because of the rats, I pay a high rent to be in this situation . I DO NOT RECOMMEND THIS PLACE TO LIVE. If I could give it fewer stars I would give them. One of the worst rental communities in the Katy area. The administration is useless. maintenance LESS. Every month, they charge the fees that they charge them, for whatever reasons they want, and they force you to pay them without even giving you any right to appeal anything. Do yourselves a favor and dont move to this community.
