Eagle Landing Alicia she just want to sell houses but one she receive the deposit is hard to get in touch with her I luck this house supposedly finish in April ready for the closing Now everything is blame in the Covid materials man power we are in July and we supposed to have the closing by the end of July but the house is on 50% done not even close for the closing the APR went sky Rocket high the mortgage increased the Apr because the builder can’t finish the house how the supposed to they used the materials for that house to different properties and I call Alicia she never responded to my phone & text messages and she only navégate with lies and making you a fall promises I recommend if you have a deal with long Lakes find different builder because that is going to costing you time and money wasted

BUYERS BEWARE!! DO NOT BUY FROM THIS BUILDER! Ive had issues since Ive moved into my home. Since day one Ive had to call the builder about issues. Ive only been in my home for 5 years and I have spent so much money because this builder just threw this house together. Ive had AC issues, heating issues, electrical and the list goes on. These arent minor issues they are all very costly. I recently had an electrician come out and say that Im going to have to spend thousands of dollars because the breaker keep tripping due to them not being the right size or capacity for this home. I cannot wait to sell this house and I will never buy from this builder and actually had a close friend of mine pull out of a contract earlier this year because of the quality of this home. I work for a mortgage company and I will be sure to let EVERYONE know how unethical this company is and how they dont build the homes properly.

We closed on our house in Telge Ranch in February 2018, the builder being Lakewood Homes under Long Lake. During our final walkthrough we noticed that we did not get the correct sink, which they refused to replace it. Fault of the sales office, not ours. It is not the homebuyers job to ensure that what we selected gets relayed to the contractor. We came out of our way and took time from our schedule to pick out this sink, THAT WE DONT HAVE! Our master bath garden tub was not operational for over a month due to missing/broken tiles at the faucet, the backdoor never closed correctly and the caulking at the backdoor was not completed(still not completed), our driveway was filled with dog prints (which they did replace our driveway). Did not have an oven/stove for almost 2 weeks even though they ‘overnighted’ it. There’s a broken window at the top of our stairs. All of the problems above were addressed during the walkthrough. After living in the house for almost 8 months, our roof started leaking above our master bedroom. They ‘fixed’ the roof after waiting 2 weeks for them. Our Sheetrock is still not repaired from that. We submitted our end of year list of problem areas in the house, probably only 20% is completed. We still have missing caulking at our back door, we still have a broken window, problems ontop of problems ontop is pribelms. We did have a sheetrocker come in to repair settling cracks. Which he did, but we have several white patches on our wall with no texture nor paint. Been waiting for over two months for them to finish what they started and to start repairs on other items within the house.To make matters even worse, we now have another roof leak but above our formal dining room. The entire wall/insulation is saturated.We paid a lot of money for this house, we did not pay a lot of money for these problems. If we wanted a fixed upper, we would’ve paid a bunch less and actually would be expecting these issues.If we could rate from a scale of -10 to 10, they would be -20. We have never seen such poor quality work. If it’s not one problem in this house, it’s the next. Our first red flag should have been that this 3,000sq ft house was built in only 4 months, which they flooded the house during the construction due to them cutting a water pipe and not shutting off the water.

I too like Travis Pipoly have issues.Hello, I have concerns and hope you all can help.My home was built in May of last year. I was very happy to close because this was my first home in Texas (and now Im proud to be called a Texan woohoo!🤗).Since closing, Ive experienced a great deal of issues with my home. This last issue is the final straw!My home is located in northeast Houston in an area called Sheldon Ridge. Currently, my home is 100% molded due to air ducts being incorrectly placed in my home. (Some pics attached) I had building inspections done and I was informed of not only mold issues but structural issues as well. I noticed my plan was exactly the same as some of the residents in this community and you deserve to know if you have the same problems. I have identified a few homeowners who is experiencing the EXACT same issues with humidity levels being over 60%, including structural problems like crumbling mortar, and insufficient insulation to name a few. I thought I purchased a sound home until I got professionally inspected. I was told I had the worst case of mold for any new or old home the inspector had ever seen.This builder has yet to address fixing it properly and I along with others are represented by an attorney.Ive tried many times to amicably resolve these issues but to no avail. So Im seeking others who may have similar issues. If you have any questions please ask.Thanks.

Jennifer was our Sales Counselor. She is awesome. Jennifer went over the floor plans and plenty of options. We started our build in August of 2019 and we moved into our new home January 2020. Totally worth the wait for a beautiful home and a wonderful community. Building a new home and putting your vision together is totally worth it. Bradbury Forest is amazing and very breath taking. I have experienced some of the worst customer service I have EVER seen with this builder. Bad thing about it was, this horrible behavior happened at two different locations and across town from each other. I am currently in the market to buy a home and have narrowed the builders down to my two favorite. After this weekend I have officially decided to go with the other builder. I first visited the Humble/Atascocita location at Ettington. Wait a moment, lets back it up a bit. Prior to me visiting the location, I emailed the Sales Counselor on site: Mark Havers, to ask if I could get more information about the $0 move-in and $0 down. His reply was, this model has been sold; and I am working between Ettington and Balmora. I asked, where is Balmora? I have yet to receive a reply to date! The following weekend, I decided to just go in to speak to him in person. As I arrived into the home, he was speaking to a client. Never once asked me to look around and he will be with me shortly or anything. I looked through the entire home, both up and downstairs. Never did he acknowledge me being in the home once... I took a map of the long lake communities and a price list and walked out. I walked right next door to CastleRock, where his counterpart was so helpful, and answered all my questions. I liked him a lot, but felt the model home there was not what I wanted. I left the area and continued my search elsewhere. Meanwhile, since I really liked the floor plans with Long Lakes, I gave Ettington another try, this time, I was accompanied by my best friend and her children. As soon as we walked in the door, we were met with Mark Haves with a price list and a speech about where the model home is priced and this was the starting point for this model and we do not offer any other plans here. So I asked gave the price list to my friend and walked past him and into the home. Clearly he was not interested in showing us the home, let alone answering questions about the other floor plans offered on the list he gave us or even on your website. I was interested in a different floor plan and needed more information about them. He was so far removed from helping us that we were awkwardly standing around looking at each other in silence. Terrible!! I honestly dont know how Long Lakes sells homes here. They have got to be selling themselves. We left there so upset and will never return to this location. Luckily, my other choice builder is also located in the immediate area. After several weeks away, I decided to look at the Katy location, where I visited the Westfield Community. There was only one vehicle parked in front of the model home, a white SUV so I figured great, surely I can get some questions answered. I entered the model home, nobody in site. I walked to the kitchen and grand room and called out, hello... A voice upstairs said, I will be with you shortly. Then I observed him making a phone call and discussing with who I thought was a customer what she should do about credit. I showed myself around downstairs and waited on him to conclude his call. After about 17 minutes, I no longer heard him talking on the phone. I waited another few minutes then decided, its definitely the worst customer service I have ever witnessed; across the board! I left the home, walked to my car, saw him get to the door and call for me, which I ignored. I started my car and proceeded to leave. These guys are not trying to sell homes. I cant confirm who the sales counselor was at this location, but from my rear view mirror, I believe it was Lou Stempfer, based on the photos from their website. Sitting on their tails and earning pay and not working for the Long Lake company. I will never come back. Too bad, because I loved what I saw and wanted to know more. Just never happened. You lost a very interested customer to what I would hope wasnt racially motivated. I hope the company reads this rating because it is genuine and I am completely saddened by this behavior and lack of professionalism.

Great and helpful sales team but their corporate office charged us $3,000 in fees for closing delays that were caused by the lender and not us. Despite them “understanding” that this was out of our control they still charged their buyer greedily.

Watch out for switcheroo. Make sure your buyer/client KEEPs you in the loop on Every communications, whether its verbals and/or emails. Make sure everything is written down and acknowledged from both sides.I wouldnt do business again with this company and will share my experience with other real estate agents friends...etc

Mark is very professional not a fan of the female Coworker, Im glad he helped us out, hes been able to answer all of our inquiries and if he didnt know the answer hed find out for us. Luckily the process has been pretty smooth waiting to see how the finally will play out, but so far we are satisfied.

MY FIRST TIME HOME BYING EXPERIENCE WITH LONG LAKE LTD INC HAS BEEN HORRIBLE FROM START TO FINISH! I WAS RUSHED TO PICK THE THPE OF FLOOR PLAN I WANTED TO CLOSING. THE DAY OF CLOSING MY HOME WASN’T RVEN COMPLETE I HAD TO. I HAD TO WAIT ALMOST 5 HOURS AFTER I ARRIVED AT CLOSING BC OF THE BUILDERS LACKING. THE HOUSE WAS STILL DIRTY DURING MY WALK THRU AND AFTER I FINALLY MOVED IN NON OF MY SERVICE REQUEST WERE FILLED! THERE ALL LIERS AND ARE HERE FOR ONE THING MONEY

They will tell you what you want to hear to sell... Once you sign it will be almost impossible to contact them in case something needs to be repaired. Be careful
