My family warned me about this neighborhood, and after sitting down with LGI and touring the area, I was strongly advised not to buy here. I decided to lease first to get a feel for the environment, and I’m so glad I listened to my family. Living here, I’ve experienced frequent police calls, intruders in backyards, and even witnessed animal neglect, including residents starving and beating their dogs. There’s also inappropriate behavior, like adult entertainment content being filmed in public. Many residents are installing bars on their doors for safety, which speaks to the area’s decline. I’m confident property values won’t increase here for a very long time, and I highly recommend others carefully consider these factors before making such a significant investment.
Terrible plumbing problems we are constantly fighting to get a plumber to fix the sink and showers that are filled with rocks. We have little to no water pressure in any of the bathrooms its unacceptable and to make it worse the plumbers do nothing they pretty much tell you to deal with it your self so GREAT and we have only been in this house for 1 YEAR its brand new with all these problems do not recommend until they finally fix this problem that should of been fixed a year ago
I had a great experience with LGI Homes. I originally came in on March 3rd to inquire about a home, and was quickly approved on the same day. From there, it didnt take long for me to start the process of buying my new house—Less than 2 months from when I first started looking at houses until I actually moved in! As a first-time home owner and veteran, I really appreciated how easy it was for me to get into my new home.I specifically want to thank Hunter, Billie, the front desk receptionist, and Mrs. Charlene Gates for making the process so smooth. Mrs. Gates was the first person I spoke with by phone when I called LGI Homes. Thank you again LGI Homes!
Update: there are mud taxes here. Ive spoken with a few people in the neighborhood that were told there where no mud taxes. Also the HOA fee has already gone up.First, if you have good credit, obtain your own lender. Sure they will cover PART of closing if you use theirs, but the lowest interest on your mortgage is %5.The sales staff is friendly but just remember their job is to sell you a home. Cesar was great and informative. I liked how they do a full brakedown of what your payments will be while you are touring the homes. The brakedown is based off of your pre approval interest rate. Which brings up the CON. Before your tour the homes they do a credit check.As far as the homes, they seem nice and sustainable, but I also dont know much about construction. The backyards dont have sod, and the front yard will probably have a few dead spots by the time you move in. There is also A LOT of construction residues in the back yard and around the house.There are multiple ant piles littered around the house. Also I have a piece of rebar just sticking out of the side of my house, which I pointed out during the walkthrough and was told would be taken care of; as well as other minor discrepancies that were not taken care of.Do your research and shop around? Double check that the issues brought up during the walkthrough are taken care of before signing I suppose.Update: the builders buried our water meter and valve. They sent plumbers to find it and dig it out. While locating and digging it put they broke a water line amd the meter itself. And we are having water pressure issues. This could have been avoided with quality control.I would suggest looking else where for a home.
Very poor quality homes. All I have to say is the plumbing is the worst kind of plumbing known to man. Maintenance has to come weekly to clean out sediment clogging issues ETC. they say it’s water heater issues/poor management. For the cost of one of these paper mache homes, they are NOT worth it.
Just had our first consultation with Cesar today and he was very informative with where we needed to be to get in the house we wanted. He was very straight forward and honest. We were able to tour 3 homes and actually liked all of them. I know now where we need to be in terms of finance, credit, down payment, Just by this meeting. So I suggest just going to see what they’re about. I will definitely be back once we fix what Cesar suggested on our credit.
We just purchased our first home 5 months ago and I love my house! We came to Freeman Ranch last July just to inquire as to what the requirements were to get into our own home. Sandra Sterling was beyond helpful. She went above and beyond to help us out with credit repair and walked us through the entire process. She said from our initial meeting I can get you into your own home in 6 months and exactly 6 months later we were closing on our home and with $0.00 down!
Zach asked us to come out to view homes to rent to buy and there were several in the subdivision to rent. False...Im sure he thought since my daughter (young/female) he could talk them into buying a home.Waste of our time and would not recommend.
I went to see their available homes. One is a 4bedroom and the other is 5bedroom. The homes were nothing like what I was looking for, the kitchen in both were just bad🤦♀️. The lady that attended to me was so pushy... When I told her the homes werent exactly what I was looking for , she legit told me renting is like throwing away money.She gave me a paper to fill out and half way through, I saw where they asked for my SS... so I read the whole paper....shorty was ready to pre-approve me😳.Jeez! I thought she needed my info so as to update me if something else comes up.When I told her I couldnt do it, she caught an attitude.🚶♀️
Very ugly shoe boxes homes, this shouldn’t be aloud. This neighborhood doesn’t even have a swimming pool amenity. Builders are so greedy! They just care about making money ! No green areas .
My husband and I had an appointment with Sandra and felt rushed and felt she was somewhat rude, and rushed to check our credit to “help” us, being that when I spoke with her over the phone and asked about Renting to own, she told me that’s what appointments are for, to give you the proper information and when we got there she says they don’t offer Rent to own contracts for homes. The whole experience was sour and our meeting with her was about 10 min long, being that it was our first time meeting with a real estate agent. The only person that was nice was a guy that welcomed us but didn’t get his name. Last note, while Sandra explained my credit and we explaining our situation with her there was another family sitting in the next table/desk next to us so speaking about private financial circumstance was not discreat, so be ready for someone else to hear how much you make.
Please I would tell anyone to not buy with them they rush those homes yes there cheap if you wont to live in a home with quality pay the price for it wants sad is the sales reps lie to make a commission I rather be honesty then put anyone in a house thats not complete this why its so important to pay for your own inspector there inspector going to always said its good to get the sales. So many of my friends have a house with these people i wouldnt waste my money are tell anyone about them.
I visited with Stacy yesterday and she was brutally honest with me and wife about qualifying and even though we did not qualify, she saved us a lot of time when other home builders gave us wrong information. When I make more money and when I credit gets better, I would like to come back. I make a decent salary but I have a child to put through college.
The work is very rushed when building the house. Any unfinished damages are either hidden or forgotten and never fixed. Example: I found some damages on the inside of my kitchen cabinet after I moved a folder they had propped up against the area. Several pencil marks and blue tape areas that they never came back to fix (and when I mentioned it they say theres no way for them to know if I did it or if they did it). I have no idea who thought putting a non-waterproof laundry room upstairs was a good idea. They acknowledge tickets online but take several days to weeks to actually contact you. They probably only called me because I wouldnt stop calling them to discuss the situation.
Homes are builder quality. Not the greatest attention to detail. Make sure they completely fix any issues found in the walk through before you close, because afterward its highly unlikely to be resolved. And pray nothing goes awry afterward. We discovered a pretty concerning problem with our electrical wiring, but the builder ended up reparing it since it was their mistake. We also had a private inspection done that didnt find any very major urgent issues (at the one year mark for the one year walk through). A lot if the yards flood so, if that bothers you, prepare to have to pay for french drains to be put in unless you can do it yourself. School district leaves much to be desired (Royal ISD). Its small (one early learning, one elementary, one middle and one high school) for the amount of kids it has now......once they finish the neighborhood itll be a nightmare. The kids are already crammed in the buses. Hopefully the district will be able to expand soon and provide adequate space and transportation for the students because goodness knows our taxes have definitely increased. Schools are being built aound the area but Freeman Ranch isnt zoned to any of them. Neighborhood is pretty quiet. No one bothers us.. But, anywhere theres humans, theres a possibility for problems. Soon there will be more options for shopping and restaurants slightly closer so thats also a plus. And 529 will be widened eventually as well.
Would be a decent place to get a nice new house, at a price that is fair, with a decent little drive (about 15-20 minutes) from Katy or Houston.We didnt need a brand new home so we will probably keep looking at a home that might be a few years older. Still would consider buying from this homebuilder.
Purchased home from LGI FREEMAN RANCH, Katy TX, poor quality, do not sign closing until they do everything they say because you will never hear from them again. Bad interior construction, cheap materials for garage door and hidden errors within walls, beware, this was supposed to be my retirement home now having to move, too many things wrong
We went to check out their houses due to a flyer we received in the mail, we sat down with a blonde hair lady, she was very loud and extremely rude. She asked us where we were from and I told her Houston and then she proceeded to ask again (because my husband is Hispanic) and I told her once again Houston and she said “oh it’s because you have an accent” and then my husband replied to her where he was from and she started to ask him if he was a resident or has a green card and he replied with a “no I have a work visa” and she asked to see it and when she see his work visa she was like “oh you’re a dreamer” and threw his ID back to him across the table. Overall this experience was awful. They wanna check your credit and rush you into doing so before they show you a house. And if you tell them what price you wanna stay under they will laugh in your face and tell you to go buy a trailer to live in, and that no place will give you a house lower than theirs. I would give this place a negative star, very disappointing I honestly believe this lady should find a new place of work. Absolutely disgusted. 👎
They were very efficient in giving us the information and the resource was we needed to purchase our home. Ceasar has excellent customer services and definitely loves keeping his customers happy. Marlene works hard to ensure you get the home of your dreams. Job well done!!
Ceasar was who we dealt with and it was not a pleasant experience. We had made an appointment to look at a house before Christmas, but unfortunately my wife’s work schedule changed and we ended up having to wait after the holidays. I texted Ceasar and let him know he situation and that we will have to wait after the holidays. Ceasar responded rudely and was not understanding of the situation. We were finally able to look at a house in January so I texted Cesar to schedule an appointment which I shouldn’t have, but I thought I give him another chance. First, Ceasar went over the 6 steps and one of the steps was before you can even look at a house to decide if that house is meant for you and your family, you have to do a credit check and see if you are qualified. We had told Ceasar we want to look at the house before we even do any paperwork to make sure it is what we want. Plus we didn’t want our credit to get dinged because it is a hard inquiry. Ceasar had to go talk to the boss to get approval. After waiting 5 minutes for the boss approval, which we should have left then because we were not getting a good feeling, we were finally able to go look at the houses. The houses were decent, but there were things that I did not like such as you don’t have choices on flooring and colors. Also, the yards all had transformer boxes and the air conditioning is right in the middle of the yard which made the yard smaller. The last house, my wife and I were looking at which was nice because it had white cabinetry but still the same issues from the other houses we looked at. Ceasar said he would be outside so my wife and I could talk. When we went outside, Ceasar had left us and we ended up having walk back to the Sales Office. Cesar comes outside as if he was coming to get us and was just rude when I said my wife and I needed to talk about the houses, then we will make a decision. Ceasar was rude and condescending Ceasar just walked off, he didn’t say thank you or said if you have any questions please call. Ceasar just walked off. This is a big decision and I want to make the right decision, I don’t appreciate being bullied into buying a house that I’m not sure of. LGI sales people are bullies and I did not like the culture of LGI. We have gone to KB, Lennar and Center, they allowed us to look at the homes before we did any paperwork. The culture and environment was relaxing and calming.
I would give them no stars if I could. Not a good situation for a first time buyer. Im so glad I went with my cousin to help her. The process is quite like being pressured into purchasing a timeshare. Once Leon Rendon realized we would not unnecessarily run a credit check and that we were not going to impulse buy a house, he wanted nothing else to do with us, informed us he was not a tour guide and instructed us to go tour the OPEN CONSTUCTION MODEL HOMES which is huge hazard and a total disregard for our safety. Like others, we were told that we would receive information on rent to own homes which definitely was not the case.
Came to buy a house was told a date and time I would be contacted. Date came and went so I contacted the loan officer several times no response them contacted the lgi team. After several attempts was denied so asked about getting my 1000$ deposit back. Wait 2 weeks and come to the office and we will gave you a check. I asked is there anything I need to do. I was told we are not in the business of keeping peoples money. It will be in the office Nov.2. Now at the office no check no manager and left WITH THE MOST UNPROFESSIONAL,RUDIST OFFICE GIRL IVE EVER SEEN. Who tells me I shouldve called first and they can mail me the check. When I should be upset and having the attitude after driving an hour to get here. This was the most unprofessional situation ever.
IT was a nice experience. Salesman Cesar, was pretty honest with us and he was the whole buying process with us. Also the loan agent, Sandra, was pretty diligent and profesional. She got us in the right loan for us in order to get our house.Thank you Cesar and Sandra for helping us to become our dream thru.
Satisfied with our home purchase however the process leading up to it was a bit much! Lots of miscommunication. I would just suggest to consistently be in communication with the sales agent and the lender because it seems like they dont communicate with each other. Beautiful community nonetheless!
Seemed kinda rushed in and out. No model homes to look at. Location is pretty far away from town at least for my preference. The two smaller houses were nice but rooms were pretty small especially the master bedrooms.
I really wish I did not even have to leave one star. The Experience overall was horrible the girl who was helping me was so rude and continued to be rude her name is Sandra Sterling she does not have any customer service and does not deserve to have a job its too many people out here looking for employment every day for you to have such a unappreciative person on your staff. I dont know who sits down at a table and does not even introduce their self and then just start asking you all your personal information and tells you what you cant see a home unless you give me these things can I first see if I like the house. I really almost came out of character with her she better thank God that I am a Christian
Do yourself a favor and look around first, LGI has been completely useless ever since paperwork was signed and the HOA is already showing signs of being crazy control freaks. Also quite a bit of wildlife out here...swarms of mosquitos, spiders absolutely everywhere including in homes. And this wonderful snake who greeted me at my front door in the dark
Everything was good until the Warranty Guy dont want to fix the water heater in my house,after 1 week of living here just stop working and they dont want to covered it! he suck, they but cheap water heater or they just dont know how to install them in the house

We try buying a house and were new at the whole process but the lady there didnt make it easy she had us come and go for a few months and then she (her name is Sandra) said we couldnt buy still we need it to do more things so we could buy when she couldve said that at the beginning so after 8 months of having us doing what ever she wanted us to do so we could buy a house waist of time here
