Customer service is huge for me. I spoke with Marquinn in the office and HE is the reason I leased here. He is so professional and his communication throughout my application process was superb! Thank you for making my experience a breeze, highly recommended!

Lived here for 2 years. Started off with Greystar and the upkeep was great. Only had one major safety issue with them and they solved it. They changed management companies and they seemed nice and started doing more resident activities as well. My apartment was great, lived on the third floor so didn’t have issues with someone living above me, never had a big issue or had to call pest control. Maintenance was always quick. Neighbors was nice and friendly as well.

The new manager is everything we have been needing around here. You guys need to give him what he needs to make it even better around here. You couldn’t have given us a better manager than Marquinn, so respectful and nice. He’s what you guys been needing someone not only care about a paycheck but the people that live here also.

I absolutely love the new property management!!! They are doing an excellent job with doing upgrades on the property! They care about their residents and just have been a blessing to have!! Everyone in the front office is amazing, professional, and honestly like family! I love Ms. Annette, Alex, and Marquinn! Highly recommend living here because it’s a wonderful community!

I signed my lease with Graystar in April 2023. All was perfect, the security gates worked, my packages from Fetch arrived promptly, there were no roaches in the hallways, no ants in the dumpster, no trollers trolling in the parking area at 4AM.Then Hamilton Point Investments took possession in June 2023. I am saddened to say the security gates have not worked in 4 , packages often go missing, ant beds and ants near dumpster, truly unsafe.Management, well… they reversed the special I moved in on. Then backdated late fees for two months and threatened me with Eviction if I did not pay an additional months rent that was truly part of my move in agreement. They changed my Ledger , back dated two late fees $138.50 each…So I’m not happy with the new management. There is much more and no space here for it.

The new property management is awesome! Marquinn is so kind, he has perceptive depth, a great attitude and great communication skills! The new stones look nice and things seem to be working out well in our community. Thank you guys in the office and maintenance crew! Keep up the good work!

Nathan and Alex were exceptional at helping me find my apartment . I really appreciate their kindness and helpful information in getting me situated in my new apartment .

Moved out a month ago! Overall the apartment/ complex was decent , they attempted to keep the grounds clean. Yet I do not recommend pool view to anyone, worse decision for me. Residents never cared about the pool hours so it’s a all night thing in the summer ! Also Prose found it necessary to have pool music which was so dumb to me, but living on the first floor I had to deal with it. One more thing neighbors above you will do anything and everything for you to know they are up there ..basically inconsiderate people moved into this complex and that’s where my missing star comes from .. The staff in my opinion was fine ,Never had an issue ! Car break ins and no property camera … yet that’s a Texas thing I’m learning 🥴

Abby was super helpful when we scheduled the tour and filled out our application. She answered all our questions and even agreed to let us see the unit twice before signing our lease. So excited to move here!

Me and my wife came in to tour and we were impressed by Abby’s knowledge on the Katy area, since we aren’t too familiar. She was awesome, bubbly and detailed. Compared to all the other places we toured, we definitely enjoyed the customer service here the most. Although this place is further from our work area than we hoped, I recommend anyone to take a tour and lease here!

This property has a history of not answering their phone, resulting in inconvenient in-person visits for resolution. The previous management team, Greystar, did not have this problem.

Management is awesome. I had some issues with my AC unit and they took they the time to research the problem then corrected it! Wonderful staff!

These apartments were ok at first when we moved in. But then they had the bright idea to add vinyl wood flooring on the 2nd and 3rd floor! In other words all you people that want to live on the first floor will have to pay more money JUST to be on the first floor and hear all the stomping from your upstairs neighbor, the walls are already paper thin and you can hear the people upstairs talking and laughing its ridiculous! The leasing staff wont do anything about, instead they will tell you that theres nothing they can do which is a flat out lie. You have the most laziest people working here. Also if you plan on temporarily paying for a spot under a car port, good luck getting it removed later. They will tell you that you have to keep it until the end of your lease! Theres also german roaches that appear often around my kitchen counter and I keep everything clean. Ive also seen rats running around building 4. Above all my rent was almost $1700 a month when I was promised WITH A PROMOTION around $1430. All the fees they want to charge you add up and they even include locker fees and like 3 trash fees! I rather go to Board Walk Lofts or lease out a house something thats more worth it for the same price. These apartments are not it and I advise anyone to look elsewhere. DO YOURSELF THE GRAND FAVOR AND KEEP LOOKING.

My experience here was very poor, the apartments were loud due to the second and third floors having wood flooring despite being told in the beginning that it was carpet you can also hear everything the person upstairs were saying on top of constant running and moving above your head. The leasing office was also very poor and lazy in handling the issue and a different person is always giving false information.

Such a bad customer service experience Ive had with the new staff specially Duharte. The staff with previous management was extremely professional and courteous. The way duharte talked and behaved make me wonder if she is even trained to provide good cutomer care. Who would want to live at a place where the staff you get to deal with on a daily basis isnt helpful and nice to talk to.

DO NOT MOVE HERE!!!!! I was excited to move here after signing my lease. But shortly after moving in this has became the WORST apartment I’ve ever lived in. Management does not care about their residents and their issues! Unruly tenants above us making noise 24/7. The noise from the street is unbearable at times. As well as they have a roach problem that they just sweep under the rug and say it’s “common in Texas.” As if that’s suppose to make it ok. I would NOT recommend moving here at all! Move here at your own risk!

Incredible experience! Esteban took care of me and listened to all my needs and wants was patient with me as well. He truly made my experience great. Now a days customer service isn’t always visible but he exceeded all of my expectations!

When I moved here with my fiance we were pleasantly surprised to learn that we would be moving underneath a very popular Nightclub with loud music and an active dance floor that shakes our ceiling! They always seem to open at around 8pm and sometimes last call isn’t until 5am. We were then told by the front office that the owners of the nightclub would be “reminded” of the community’s quiet hours. The Noise has never stopped.P.S. I’m being sarcastic there isn’t a nightclub just inconsiderate upstairs neighbors that have given us a very unpleasant experience thus far.

DO NOT MOVE HERE !! Management does not care about their residents. I have been dealing with an unruly upstairs neighbor stomping down every time they walk, making loud banging noises constantly above me for MONTHS !! I moved in Feb 2023 and have been complaining to management since July 2023 and it’s now October 2023 with no results. Every time I call they give a “warning” to the neighbor. When I tried to present evidence in the form of video recordings of the noise I was told that it wouldn’t help. DO NOT move here if you value peace and quiet.Also I pay for covered parking. Before towing signs were added back in August people would park in my reserved spot. When I brought this to management’s attention on several different occasions their only advice was for me to park somewhere else until the person moved from my PAID spot. It went as far as me calling corporate and was told the same thing or to surrender my spot. They didn’t bother with towing signs until weeks after complaining. Save yourself the headache and find somewhere else to live

Marquin has been so helpful! I’m a current resident and anytime I have an issue or question he is always been so kind, polite and helped me find a solution. I truly appreciate all he’s been doing!

Absolutely love it! Im super big on space, clean environments, safety and most important of all a staff that actually cares about the residents. From my very first tour of the property with Imani (which was amazing by the way), all the way through signing my lease my experience here has been great.

I went in for a tour and was really impressed with everything. Denise helped me and was great. Definitely ask for her. Its a new property (end of 2022) with great management company Ive leased with before. Prose has multiple locations throughout Houston and this location was ideal for me. Great open floor plans, clean design finishes, great amenities, clean property, reasonable prices for rent, and safe & great location.

The environment is excellent, and the management team is very approachable. You will find it to be a welcoming and comfortable atmosphere.

The staff is wonderful! I toured with Christy and Abby helped us signed the lease. They went above and beyond. The complex is also beautiful with great amenities.

I was reluctant to work with Imani during my apartment search. From the time of the tour to signing lease, she was very informative and knowledgeable about the property. She was very good communicating what was needed throughout the entire application process and answered all my questions.

The staff has been wonderful and we already feel like we’re home just after 1 week of moving in. They have answered all of our questions quickly with a smile, no matter how big or small. Our kids’ school is within walking distance. The appliances are state of the art and the amenities are great. The storage and cabinet spaces are unbelievable.

While shopping around I came across Prose and decided to go give it a look. Right away walking around gives it a home vibe and a place that you’d want to live. I was lucky enough to have Imani to show me around and explain everything as far as amenities and the complex overall. She was a pleasant guide and I’d definitely recommend her if you’re every looking to rent and decide to give Prose a shot!

Prior to coming across Prose Franz, I was just weighing my options! Looking here and there..trying to get the best deal but also interact with the best customer service possible. Imani was just that! She immediately had me sold! It didn’t feel as though she was just trying to get me into an apartment, as she was genuinely keeping in mind me being happy & feeling at home! From the application to the approval process she was thorough & very attentive answering all my many questions! Thanks Imani!

I was excited to move into this apartment coming from Georgia, but I noticed a huge issue after getting settled. I struggle to have peace in my home due to hearing every car pass on the road. My guest even complain about the noise when they come over. It literally sounds like a racetrack whether I’m in the common area, bedroom or bathroom at all hours of the day. I’ve tried going the office and I also reached out to Greystar. Their only solution was drowning out the noise which honestly doesn’t help. Or my other option was moving apartments which would be extra on me. Please beware before deciding to lease here. The noise literally keeps you up.For clarification I am in the building closest to the street.

Such a great friendly nice atmosphere, definitely gives off that home feeling. Went in for a tour after looking around and immediately knew this was a place I want to be. Imani was great with giving the tour and explaining and just all in all very helpful! Definitely would recommend going tour if you’re in the market for renting and be sure to ask for Imani!

Imani did a wonderful job with showing the apartment, informing me all of the amenities, and a great breakdown of all of the features, and the entire process from application to approval was very seemless. Even though I wanted to look at other places initially, after visiting I was immediately sold on the model that I was shown. Imani was very professional and answered all of the questions that I had about Proze Franz. I highly recommend her!!!

Its really worst place to deal with..after applying for 1bd and paying $300 NON REFUNDABLE with administration fee..they request an employment verification from the company working with, and they did receive the employment verification by the same day requested..they call my friend and said we arent able to approve you because the company email sent from is end with Yahoo!!! We dont accept companys email from Yahoo or Gmail!!!Thats wierd and fraudulent.Do not lose your money to apply with this apartment.

I moved here about a month ago and so far things are great. Imani and Sara assisted me with my move and in less than a week I was moving in.I would definitely suggest others to consider this place as it is quiet, safe, and staff is friendly.

Fell in love the moment I toured the apartments with ms Imani . She was so nice and explained everything perfectly. Definitely a 10/10 experience!

They are a fraud company, all the official papers that were requested were provided for rent, and a payment of 300 dollars was requested, but they refused the request and did not return anything from the amount, and after asking about them, I was surprised that they had set up a large number of people

They are a fraud company and they take 300 dollars in non-refundable registration fees and they reject the rent application without a convincing reason and I do not advise anyone to go to them

I lived in that place, I moved because they changed management and since then it was no longer safe to live there, they changed the management and raised the price of what you paid for services and they charge you several times the same amount, they charge you for water for everyone the apartments, that is, if others used more water than you, you must also pay for that, there is no water meter per apartment, the garbage dumps were always a disaster full of garbage and always with bad smells, even scavenger animals passed it there and they charge you like 4 times the garbage and bad service. They do not have security cameras, there were 3 crashes in the parking lots and no one knew what happened, the dog park is always full of excrement, people do what they want there and no one tells them anything, they do mechanics on the cars, they drink and consume drugs on the outskirts of the apartments and they play loud music at dawn, the hallways are always dirty, the hallway lamps have cobwebs, the door has been damaged for about 5 months and currently I think it remains damaged, because the door is damaged, one night two pitbull dogs that were lost came in and we had to leave them inside the dog park until the police arrived, because there is no one there to keep an eye on what happens at night.And lets not talk about the poor attention on the part of administration, especially the manager who never knows how to solve anything or tells you that for any reason he was going to breach your contract.

I lived in this place for a year at the beginning the management was from Greystar and the truth was very good, the staff was very friendly. But then it changed, the new management was a disaster, the office staff gave very bad treatment, especially their manager. The entrance gate has not been repaired for 4 months. During the time I was here there were 3 crashes on the property, drunk people who came in during the early hours of the morning and hit your car, no one responded, they dont have cameras and no one ever knows anything, my deposit had to be returned in full and they only returned half of it. Every month they charge you double for services and no one ever knows how to answer why they charge you. The hallways are always dirty, the upstairs neighbors were always at a party I constantly got tired of filing complaints in the office they never did anything. I really dont recommend them.

We had advice in Spanish, they were quite friendly and did not help fill out the forms, I was very pleased

The property is kept excellently clean, the cleanliness of the gardens is spectacular, and Mr. Walter is very friendly and attentive to all the details. Its a good place to live.
