PLEASE - Do NOT purchase a home built by Grenadier Homes. I want to share my full experience.Before Closing: The primary guy I had to work with during inspection Tony was very rude and pompous. When I hired my own inspector, as every homeowner should do, he was very dismissive to my concerns and flippant. At one point told me that he did not have to allow me to have an inspection.After Closing: I dont think anyone bends down and looks under sinks when inspecting their home so please do that. I looked and a huge chunk of wood was missing under the sink. I only bent down because I was stretching my back. I submitted it the same day. It took about 6 months for the wood to be replaced and another 5 months after to have it painted! The floors creaked very badly, there were multiple leaks on both floors, to the point rain water was pouring (not dripping) pouring through my window, and rain water caused my fire alarms to go off and I couldnt turn them off and when fire department look, rain water coming in got in one of my smoke detectors, I cant run the fireplace without opening a window so whats the point, and it took 11 months for anything to be addressed after submitting multiple requests and them being closed multiple times.The people I worked with later were very nice, but the point is the quality of build is not there at all and the lack of addressing issues when submitted. This is my first home, but my parents have built a few and so has my brother and Ive been in them and lived in one. I get you are going to have issues, but to have this many, especially a floor that creaks and in multiple spots in a new home, doesnt make sense at all. I was told by one person that it creaks within acceptable ranges. Finally, I recorded a video of me just walking around on my phone recording and they could even here how bad it was. If I could do this all over again, I wish I had read the reviews because I never ever would have purchased this home. Following up was like a full-time job. Having to repeat myself over and over and over again to different people and resubmit work requests that were being closed was absolutely annoying.Save yourself the time. Find a better builder.

Grenadier built our new townhome in Fairview, Texas two years ago. We love our home but dealing with the Grenadier controlled HOA has been a nightmare. They are unresponsive to our repeated concerns about the landscape company that they contract with - Allstate Landscaping. We can’t even get the basic services that they are contracted to perform like watering, trimming, weeding and replacing dead plants in a timely way. The winter storm killed a lot of plants and upon installation of new plants, they ran out before completion of the project and we are now told that some residences will be left with nothing. See photo below. Beware - Grenadier will take your money but won’t help fix things that go wrong in your community while they are still in control.

DO NOT PURCHASE A HOME WITH GRENADIER. The warranty is AWEFUL. We got home from the hospital with our first baby to find the kitchen sink leaking underneath. I called them & they said the best they can do was 3-7 days to come and look at it. That phone number I called was the EMERGENCY plumbing number. Absolutely unbelievable. Do not purchase. Find another company. It’s not worth the hassle on the other side.

This is the biggest scam company please please be careful! They’re thieves!!! They took my earnest money and their preferred lender didn’t approved me for the loan and they didn’t give me any amount. That is scam if you don’t want to lose your life savings don’t go with this company.

I bought my first ever house in October of 2021. With an expected close date of May/June 2022. I was extremely patient with the builder and their team because they were nothing but amazing nice folks helping me through the process. The close date was pushed our several times and despite that I was fine.Finally closed September 19th. Closed the house to only find out there’s a rodent infestation upon move in on Monday evening.Having pest control came out and over $500 later to find out there are several entry points in the attic. WHY ON EARTH WOULD YOU SAY A HOUSE IS FINISHED WITH ENTRY POINTS?They totally rushed to finish the house to close before my international trip. Only to rush everything and have it be filled with rodents!!!!Pest control fixed two entry points in the garage with the third one needed more cement and something the builder needs to fix. He was supposed to come out Thursday (9/22) to fix that and a few things that i signed off on the affidavit. It’s now 9/26 and I’m being GHOSTED by the builder. The management team states “this isn’t leasing we can’t help you call the warranty department”.The CS has been nothing but horrible. I’m being treated with no respect or being given a proper timeline. I can probably go on with pictures of everything that was not complicated by the date signed on the affidavit but I’ll spare that for now.

BUYER BEWARE!!!!!! We purchased at Vinedo Villas in Grand Prairie a year ago and have fought thru warranty issue the entire time! We were told to log issues to an online portal they provided which only allows one way communication back from the warranty team. THE ISSUE IS THE WARRANTY TEAM!!!! They actually recently deleted all our open issues after months of no action since our 1 year anniversary of purchase was reached. Not only is this UNPROFESSIONAL but UNETHICAL. Our main point of contact was Jennifer Bowie and her boss Robert was of little help as someone to escalate to. We are not unreasonable people by any means and thankfully the onsite staff of Jaime (Builder) and Sara (Salesperson) have been truly wonderful to work with and were able to help as able. One example to note is that our cabinets (ALL) were sticky for the entire time we owned the unit and the warranty team told us over and over they would address until finally the builder stepped in to resolve. Be sure to get all your concerns no matter how small resolved before you close because the warranty department is dysfunctional to say the least. If they had just communicated status and been honest about resolving the issues then they wouldnt have wasted even more of my time writing this review! The sad part is that all the open issues combined could have been resolved in a week. If you dont want to do you job then just get someone that does and above all, just treat people with respect. We tried to and unfortunately it only led us to more frustration and wasted effort. Hope this helps all future buyers out there.

New townhome purchased in 2022. Having leaks interior to this day and no one can fix. Terrible experience with trying to solve home issues. Builder and construction managers keep beating around the bush with correcting. Same story different day. Gets old.

So where do we begin. Grenadier Homes is not a trust worthy entity. They will tell you one thing but the truth is not in it. They submitted plans to Fairview P and Z for the Wooded Creek and I live across the street from this development. Aside from the promises of utility bills not as they claim in the homes, and flooding into some of the units, the barrier they submitted was done the first time with as little as possible and did not match. After they left the city came out and made them do this again. They did not follow the plans still and have finally after years of complaints showed up today and once again are not following the prescribed submitted plans.I say this so that you know what you are dealing with. Make them put it in writing and follow up or else you will be seeing the same behavior from a company who only cares about producing the minimal effort and uses the cheapest materials, labor and only cares about you up until they get your payment cleared. Ask the residents of Villas about the clubhouse common area by the pool and their cut off grounding rods. Shameful that they continue with this behavior. Avoid at all costs!Everything above I said is all on public record in Town council and P and Z meetings and by the looks of the reviews this is not just one off behavior. Do not fall for their flashy website and sales tactics do your research. We will be watching for any new projects so that we can show up to the public meetings and tell the cities and residents what they can expect.

Their work is very sloppy. Their customer service dealing with warranty issues is not good at all. Their home designs are nice. Perhaps the pandemic and various shortages in personnel and materials has caused this company to hit bottom, from a customer perspective

My wife and I bought a new Grenadier condo in Fairview about 7 months ago. We love our new home. It is very well-built and the floor plan is perfect for us. However, the HOA provided landscaping is terrible . . . not bad, but terrible. Several months of complaining has brought no improvement. If decent landscaping is important to you, my opinion is to stay clear.

This company is terrible to do business with, and has absolutely no concept of customer service.Sales people were deceptive and dishonest throughout the entire build process. After closing, they vanish and do not respond to requests for warranty work Things that should take days take months. Constantly having to chase them to get them to do what they say they will.If your looking for a builder with integrity, look elsewhere..

Avoid. They will say one thing and do something completely different. They promote themselves as being quality builders. That they care about a premium product. At the end of the day, they are over charging, exploiting new home buyers and doing it all while smiling to your face. They don’t staff job sites with enough supervisors, one supervisors over sees 40 units at a time. The punch list you complete upon move in will go conviently go missing even though other home owners have received theirs, no problem. The work will vary unit to unit, dry wall trades do a crappy job so they hire a new crew but never go back fix the old crews work. This is true for all aspects, plumbing, electrical, flooring, tile, framers, etc....Anything to save a buck, even if that means compromising on quality. Several other home owners also expressed similar issues. A year from move the punch list is still not done. No effort to finish, we paid full price for our home, we already paid but what we got was an incomplete, unfinished home, does that seem fair to anyone? Another example, we should have received aggregate walkways per the development/HOA standards. Grenadier conveniently overlooked this too and laid plain old concrete. When they were called out by the HOA/developer, they merely stained the walks whereas the under construction, got aggregate walk ways. When we first put down a deposit on the lot in October, we were told the house would be completed in April/May. It wasn’t completed until September. And along the way they DID NOT communicate. Actually, in July when our lease was about to expire, again, and our year long storage lease was threatening to expire, we called to get more information. Not only were we yelled at for calling but they threatened to “release” us from our contract. WHAT DO THEY CARE ABOUT A RECENTLY RETIRED MILITARY VETERAN, that they feel they can threaten him to take his home. It’s despicably. You give 22-years of service and all you want is to FINALLY put down roots and live a nice home. That’s it. You rented and rented and rented and moved and moved and moved, you scarfice holidays with family and being home for “the firsts”, you gave up personal wants because so often the needs of many came before needs of family. Friendships suffered because being deployed for a year or more, made it hard to stay in touch. So after all that, the one thing you want most is a home to call your own, an address that never changes and be in one place. Home ownerships is more that just making a buck and this builder forgot that a home is the biggest expenditure us average folks will make in our lifetime. You save up for years, so when the moment finally does happen, you want to ensure every nail, every nook and cranny, every stud, fixture and door knob is as it should be. Because you go to work everyday and your boss holds you to standard, right? Or better yet, you work hard and your work speaks for itself. So when you pay someone for a job or they pay you for a job, it’s a job well done, period, because that’s the work that defines us as humans.This builder sells homes using bully tactics and they produce a product that cuts corners. They don’t hold themselves nor the trades to any standard and that says something about a person and corporation, don’t you think? I highly doubt they will be building any further in my area. There has been no attempt for the builder to make addends, not money, just touch base and saying something like, “Hey, we made some mistakes but we want to fix it. So over the course of the next 4 months we are making a promise to ensure all punch lists are finalized and completed. We also promise to communicate with you along the way. So you know what we know and everyone’s in the loop.” Instead, they host taco and burger parties in the commons. Buy you off with food and distraction instead of spending that money on fixing the homes, they are knowing building badly.Ya know what they say, if it smells funky, it is funky.

If you are a first-time homebuyer, especially one that is moving to the Dallas area from out of state during a global pandemic, be prepared to get taken advantage of. We were very excited to sign a contract with Grenadier in the Riverset community. We were pleased that the contract included a clause that would allow us to get our earnest money back if we terminated the contract by a certain date due to COVID-19 and the fact that we currently live in WI.After being unable to come see the property, the builder offered free blind installation and for us to be able to move the closing date. We said YES to the blinds, but NO to changing the closing date. Magically, on the Friday before we were able to terminate the contract and receive an earnest money refund, we were made aware that our closing date was pushed back 3 WEEKS.Sensing some shady business and unable to close on the new date, we decided to terminate the contract. Of course, Grenadier proceeded to refuse the earnest money refund, even though the contract clearly stated our ability to terminate and get the money back. We had to get a lawyer to write a letter demanding our earnest money back.Grenadier was blatantly bullying first-time homebuyers from out of state to see if they could trick us into letting them keep our earnest money. We received the earnest money back but the lawyer fees are a significant portion of it. I’m just glad Grenadier doesn’t have a penny from us, and I would never suggest anyone to buy from them if they are looking for a builder with integrity.

We had a great experience with Jessica Herring at their Veridian location. We love the quality, design, energy efficiency, and cost of these townhomes. We are considering buying a few as investment properties. Look for growth that will surround their communities!

My wife and I walked in to the model home when the very rude old person met us with a we probably dont have what youre looking for and thats verbatim. Didnt Even ask us what we were looking for or offer to show us around. Absolutely not recommended.

I do not understand why one would want to pay top dollar to share a wall with a neighbor? Condos are understandable but buying a townhome in the south, not so much. You get what you deserve if this is what you want. And it is not like you are getting much more square footage for the price or top notch finishes.
