The homes were good till after 3 months, there were cracks in the wall. They also ripped me off with my deposit fee. They didn’t give me everything I deserved especially after cleaning, and painting. I sent in pictures and they purposely went back and trashed the place so they wouldn’t give me all my deposit back.

I currently rent with Camden…The living has been great but there are definitely cons. Our neighborhood is infested with rats/mice & Camden has yet to do anything about it. Also they only have one lady working in property management, and they are super unresponsive to calls and voicemails. It is impossible to reach anyone to talk to. I am currently in need of someone to call me about my lease renewal. I have questions.

I don’t normally complain and definitely not to complain publicly, but Camden Homes has not given me any choice but to do that very thing. I rented from them for 1 year and just like most companies they expect you to make on time payments, and will definitely add on the penalties for not doing so. My experience with them I felt like was very good, their communication with you when you owe them money is exceptional, but here is my complaint. I moved out before November 30th and made sure that the property was cleaned and intact to the best of my abilities. So I checked in weekly to see when I could have my security deposit returned, and was told mid December that it could take up to 30 days before it was returned. It is now mid January and I still have not received my deposit. I have made multiple phone calls and left many emails and voicemails but have had little to no response to the situation. The latest was a phone conversation last week in which I was told that it would be mailed to me and sent certified to be quick, but still no return deposit to date. Definitely disappointed to say the least, they will absolutely contact you when you owe them, but could care less when they owe you!!!!

Only good thing I have to say so far about Camden homes since it’s only been a month since I’ve moved in is Juan Salazar. He was excellent to work with during this process. Camden homes made contact with me all throughout the money process. Once they received all my money and I moved in I never heard back from anyone, I had to contact Juan with questions in regards to a welcome package, how I contact maintenance and inspection checklist (which I still have not received an inspection checklist). I’m not sure how when I move out how will things be checked against but luckily I did take pictures with dates! I received a welcome email NOVEMBER 14th to be exact after being in the home 14 days. That’s very sad from a company standpoint made me feel like all they cared about was my money. So far maintenance comes within a decent timeframe when requested. As time goes on I will update my review as needed. I would recommend Jaun he’s great as mention. just not sure I will 100% recommend Camden homes if they only show interest in money but as I stated an update will follow as I continue to live in the home.

Rented a new build in Mabank Texas made to look high quality but leaves a lot to be desired. We saw multiple homes with problems our biggest was a severe drainage issue in the yard which in turn caused a fly and mosquito problem. We were forced to pay an additional $20 a month for an exterminator service that came once the year we lived there and that was only after I called the company and complained. According to our contract they were supposed to come quarterly. Brand new home had doors that wouldn’t close as well as screws missing in hinges. Had a kitchen cabinet that the door fell off after the 3rd time of requesting service I just fixed it myself. Had an outside electrical box that wasn’t hooked up and just had wires sticking out of the wall. It took 5 months and multiple requests to get our screens installed the screens that I was told would be installed right after we moved in. Now we have moved out and moved 3 states away after fulfilling our lease and deep cleaning our home we receive a letter showing that have kept over a $1000 of our deposit. A $250 deep cleaning fee almost $250 for treatment for roaches that we never saw any sign of. Hundreds of dollars in painting charges for walls that didn’t need painted. $32 to replace a brand new AC filter that I had just replaced. I didn’t expect to get my whole deposit back but this was absurd. Highly Highly do NOT recommend renting from this company at least we didn’t buy the poorly constructed house.

I’ve had an amazing experience with Camden. They went above and beyond to get us taken care of and got us into the house a lot quicker than we thought was possible! All around communication was great, the Lender they had us use, Daniel Pagano with Fairway Independent Mortgage Company, was outstanding! I am so happy that God has lead us to get a camden home from juan Salazar helping us get the perfect home for my family and I. Lillia Ortega was so helpful with making sure I had the proper paperwork that was needed and she went straight to business by making sure she matched me with the correct home for my budget. If I could rate this company a zero I would! Please be very careful working with Camden Homes. Truly money vultures and will try to tag on fees any way they can! This is my experience. I have been a resident of Camden for 2 years now and it has come to an abrupt end. To start, which should have been a red flag was the continuous delays to my move-in date. I was initially suppose to move-in June 2021, but due to multiple delays on Camden’s behalf I was not able to move in until Nov 2021. However, because I had already paid my deposit which was significant, I continued to be patient and decided to move forward with Camden. Once I moved in, it was apparent that they rushed to complete the home after delaying my move -in for almost 4 months. I didn’t have grass nor a completed drive way upon my move-in date and the garage had not been completed. The first year it was very difficult to get maintenance to come out and do any repairs on the supposedly new amenities.In my second year, I admit I have had some significant tragedies and financial setbacks over the past few months that caused me to become upside down in a few rental payments, which they were made aware of. They made me feel as if they understood. However, that was not the case at all!!! Even after an agreement was put in place which I can say I never defaulted on any agreement they would still file evictions and tag on additional fees. In some cases the eviction fees would be added to the nexts month rent; Which leads me to agree with several of the reviews concerning money-hungry wolves”.As we all know business is business, but the lack of compassion for the tenants who are being transparent is horrific.During this year my mother’s passed, my son was in a horrible car accident, and my own car had mechanical issues which cause financial hardship on my family; I communicated all of this to Camden in a timely manner which is why I say they have zero compassion. As it approached time to renew the lease I heard nothing and if I had not called on 11/28/2023 they would have put me and my family out on the streets on 11/30/2023. They never once told me that they had no plans on renewing with me until two days before my lease expired. There were claims of an email that was sent in August, and to be fully transparent I never received anything nor did they call. To top it off, which is extremely frustrating is I had numerous conversations with Camden over the past few months for maintenance requests and some other small things and I make in-person rent payments. To my dismay nothing. Never once did they mention they were not going to renew. During the conversation on 11/28 before they told me they were not renewing, I was told tthey were willing to do a month-month but then later they backpedaled & refused to keep the agreement. And that is when I discovered they wanted me out by 11/30. However, because they didn’t provide a notice in a timely manner, Linda negotiated with her boss to allow me an additional 30 days (which was like pulling teeth). She asked that I try to get the December rent in as soon as possible. I explained to her there was no way I was going to be able to pay another full month plus month-to-month fees in 5 days.If you want to take the chance (because they are new rental properties), the rents are pricey check the home thoroughly, the comment about the grass is correct (it will never be green something with how the water drains), and it can take a while to get repairs completed (requests have to be submitted via the portal). What I will say is now someone will call to follow up on maintenance requests (This may be due to some of the comments). You as the tenant will be responsible for repairs on all the appliances once the warranty ends except the garbage disposal. Be sure to check the insulation it messes with the heater and A/C. Its like you have all the Buyers responsibility, but you are not a buyerPeace and Blessing

By far one of the most HORRIFIC experiences I’ve ever had. Property manager DARRELL BUTLER was very very disrespectful! DO NOT RENT FROM HIM. Additionally, he demonstrated a severe lack of communication skills, often failing to respond to emails or phone calls in a timely manner, if at all.Furthermore, I have found him to be lacking in patience when addressing concerns or inquiries. Instead of taking the time to listen and understand residents issues, he has been quick to dismiss them or provide inadequate solutions. We moved out early due to his lack of professionalism. We paid ON TIME for over a year and a half and he was still rude. Camden homes as a company is great and were very responsive with maintenance requests but if you ever encounter Darrell just know he is NOT good to his tenants.

Do not rent from this people. They are money hungry wolves. I say this with the upmost sincerity. They are not customer friendly nor courteous when dealing with residents in the Military. There only conclusion is to run you to court and tarnish your rental history with court evictions that get dismissed once in front of the JUDGE EVERYTIME. The homes are brand new but were rushed when built. The foundations are cracking and you cant even manage to have a green lawn due to the ground not being turned before adding landscaping. You cant and wont be able to get them on the phone for any maintenance issues o customer related issues. They choose to utilize a online system for everything. When it comes to making your rent payments you would be better off going into the office and making your payment in person because the online system charges you an absurd fee to make a payment and then you are left with the possibility of your payment not being posted. They send individuals to your home claiming to work for their company with no uniform or ID badge , but when you attempt to contact them to make sure the person is legit you are ridiculed and then are told that you must be hiding something. If you value your mental health and your rental history save yourself a trip DONT RENT FROM THEM!!!

As a former renter who lived in an apartment community, finding Camden Homes was a fantastic opportunity. My rent, in a newly built home, was lower than my rent in a downstairs apartment with fewer bedrooms. Camdens customer support team is reliable, and they answer questions/concerns quickly.

Money hungry!!! The houses are beautiful and the team seems professional in the beginning. If you have an emergency maintenance issue that needs immediate attention they will charge you for it. They can be very misleading so please do not sign any paperwork before reading the entire contract. Theres alot of hidden fees thats not discussed . Its a hassle getting in contact with someone in the office butt its easy for them to charge you for any and everything.

We worked with Keaton in Mabank, TX everything went smoothly UNTIL we decided to withdraw our application and request our $500 deposit back. At first he said he would get it processed immediately but when I tried to follow up with him he became unresponsive. Its been a month since we requested our refund and the very few times he has responded have been a short response stating he will check on the status and then nothing. Now he does not answer the calls, texts, or emails at all. Tried to contact the corporate office and we were told they would call us back after researching and they have not been in contact or provided any type of correspondence either. They are great as long as youre giving them money but if it turns and they need to return money to you for luck getting it back.

I am so disappointed in Camden. Juan Carlos, the sales rep, was good. We bought a home from him and he was great at answering questions during the home buying process. If you get Juan Carlos, he is a great seller.Things started going downhill after closing. Within a month of moving in the home I was having issues with flooring and landscaping/irrigation. I had to call landscaping many times before they would come fix the things that they laid down incorrectly. I emailed multiple times about my flooring, after getting no response for 9 months, I decided to get a home inspection. I spoke with Matthew (and later Sergio). They both told me that I shouldnt look at what the inspector found, because they find every little thing. (Well, duh, thats what I paid them for) Then he went on to say that he is sure that whatever the inspector found was probably wear and tear. I told him (Matthew) that he may want to look at the report first, before assuming that they are wear and tear.I informed him that I was a homeowner, and his whole tone changed. Which leads me to another issue, I bought this home thinking the builder would sell 250 homes for this small community, less than 2 weeks after I moved in, I was told by the builder that Camden is leasing over 200 of the 250 homes being built. Why am I paying a high HOA for a community full of renters?Now, here comes the big part. I got the inspection done in Feb, Ruth - another builder- came out to the home 2 weeks later. She got me in contact with the higher ups at Camden and scheduled for things to be fixed. Then, she disappeared and I heard nothing from anyone. About 2-3 weeks later I finally got in contact with Matthew, he said that Ruth and her team are no longer with Camden. No one called to let me know, no one called to reschedule. I started to feel like they were trying to wait out my time until the warranty expired. They marked items complete that werent scheduled yet. They closed the entire service request, 2 days before the warranty was set to expire. If I never logged into the 210 portal, I wouldnt have known. I just happened to be in the portal the day that they closed it. I had to resubmit a warranty request with 8 items that were marked complete. Also, if Sergio comes to your home, do NOT believe him. He is a liar. When I addressed him about the lies he told me, he said he lied because it wouldve cost Camden too much money to fix my flooring and drainage issues. Sergio lied about so many things that, he single-handedly made me not trust Camden as a company. The integrity of the company went downhill once he started to come around to convince me that things do not need to be fixed. Sergio will say that he will come fix something and not show up, he will tell you that you may not be happy with repairs before they even start. He will also tell you things arent a big deal that costs thousands to fix. I had to send multiple emails to higher ups in the company to get most of my issues fixed, I am still waiting on plumbing issues, which are still under warranty. Camden has beautiful homes.In summary, the buying process was super easy, very seamless. Juan Carlos is great. If you need repairs, my only advice is to stay on them and get on it quick. Camden built a great house overall. I just wish that they would get repairs done when notified about them and that they would be honest with me. I also wish that Matthew would have returned by calls before I had to start including bosses in emails. I will give him credit, if you send him an email, he will call back, which is great. I think he is a good guy. I give Camden 3 stars because Juan Carlos was great and Mario really fixed a lot of my issues by himself and he was very honest with me from the first time meeting him. He finished everything, but plumbing, which isnt his job. Camden is overall a good company for a first time home buyer. They went from 5 stars to 3, solely because of deception and lack of communication.

Their anna location homes have a scorpion problem, scorpions coming in the homes and spider problems as well , pest control never shows up even though its covered in the rent..the homes are very poorly constructed thats why its easy for pests to come in the homes.

My experience with Camden: some little, some bigger. But if theyre aiming for great customer experience/service, then take care of the problems and stop procrastinating. The small problems could have been taken care of quickly and been over and done with. First of all, there were so many delays to begin with. *Was given 5 different move-in dates, we finally moved in on the fifth date. Tried to blame it on the rain, but it didnt rain constantly until late September and they started construction in the spring. *Problem with flea infestation during construction. If we could not handle being out there on 3 seperate days for about 30 minutes each time, I wonder how much the construction crew suffered before something was finally done about it. It was taken care of before move-in, but it took forever. I wonder if it even would have been treated if we had not spoken up. *Floor we chose was out of stock. We chose another one similar to the first. *Keys were given to us that only opened the doors thats accessible thru garage & back door, took over a month to get someone out there for simple problem. The locksmith may have taken 5-10 minutes tops to get the keys to work on front & garageg doors. *A window was installed on our newly built home where the glass was scratched or burned. If we dont have any home-building experience and noticed it, why didnt the installers notice it? Then why install it in the first place at all! *The master tub has a crack in it. my husband noticed the first night he was there and took a bath rather than his normal shower. Otherwise if we only ever took showers, we may not have ever noticed it. Again why did the workers install it in the first place if it was cracked? Maybe they thought we wouldnt ever notice and thought they could get away with it. When I contacted Camden someone suggested maybe the owners did it and why it wasnt mentioned in the walk thru. There is no way that anyone using the tub could have created the crack in the place in which it was located, had to be during installment, just no way. Well, we mentioned the window in the walk thru and so far nothing has been done. AND I mean, what were we supposed to do in the walk thru, bring our toiletries and take bath to make sure everything was correct?! Still waiting to hear something and its been over a month. I dont know that the problem is if they say we have a year to file a complaint. Its almost as if delaying it will cause us to forget or run out of time. Its what I tell my kids: do it right the first time then you dont have to go back and waste time/energy to correct it.

This company is so un professional, very rude, un knowledgeable on anything you ask them. there is never any one that can help you, they always need to take you name and number and never call you back... They forget to hang up the phone and you can hear them talking very poorly about people. We were warned about doing business with them, yet we thought we would def give them a shot, knowing some times people are just bitter about things. However with experience we have seen our self was exactly what we were warned about... Its actually very sad, they have some nice homes for sale.

Worse people ever to deal with. They never call you back. They screw you over on everything, and then never fix the problem. Ive lived in my home for 6 months and still cant get them to fix my problem. The guys supposed to be in charge lies constantly. They say one thing and do another. 3 days before we were scheduled to move in they pulled the contract and told me I was being “unrealistic” for asking for the countersigned lease agreement so I could schedule the utilities to be turned on so I could actually move in (which was a stipulation in the lease agreement that electric and water must be on before they will give you the keys).The entire time we were in contact with them they gave us incorrect information that we would have to ask multiple times to even get, sent us a total of 4 addendums that had incorrect and/or missing information, confused even our Realtor who was been in business for 10+ years, and made us run circles just to take the home away from us at the last second.They left me, my husband, and our family 3 days short of being homeless all because their employee couldn’t seem to get the correct information on the addendums & lease agreement and then they took it out on us.Employees we worked with: Rudy Solis [Director of all sales], Paola Nemtala [Sales Employee] Wendy (Last name unknown) [Lorena’s assistant] and Lorna Barcenas [Countersigner of contracts].* Full review on Camden Homes Dallas Facebook due to length

These people are a joke and our house is cheaply made and badly put together I only been in my house for 10 months and the yard is just bad and the concrete is cracking bad the paint is chipping for no reason and also I had a whole wall of electricity go out and they still haven’t fixed it the wall went out within the first month of me moving in also having issues when I pay rent sometimes they don’t even put it in the system and will try to say u didn’t pay keep all receipts please are u will be upset

Very bad customer service, they make you sign contracts with a purchase price that sounds good to you, then they change the contract around with a different price using excuses, please be advised by a lawyer before using this company in texas , worse service ever from a company that you might think they are here to help you get a home , do not sign anything before contacting a lawyer for this business, I will never recommend this company to anyone, really bad customer service from sales representative manager in Houston and Dallas Texas.

At first there the nicest people to sell you a house but make sure you take your time before signing builders sheet even if builder is rushing you all kinds of things can be wrong paint is missing vanity is piling stone in front of home is broken windows are cracked they wont fix anything after you sign then ask to wait 11 months after living in home to do warranty on non-emergency items you only get 12 months of warranty

Do not contract with this company, they are not professional at all and they also sell based on deception, I was about to buy a new house with them but thanks to the neighbors in the area and my real estate agent we realized that the house had flooded, while the seller told us that it was not like that, but even photos and videos the neighbors showed me, if you are going to make any contract with them, look for a real estate agent and know that they are obliged by law to ask if they have an agent who is. representing to help you in the purchasing process and be sure of what you are signing, hire an inspector to check the construction, it costs 300 to 400 dollars for this service but if something is wrong, the company is obliged to correct it or you have the right to get out of the contract, inform yourself, you have the right to ask everything, it will be the greatest investment of your life, we did it and we realized that this company has lawsuits for various reasons. Be very careful, do not put at risk what you have worked hard for.

Never even think about making a deal with them! The cuckoo manager is one of the most despotic people in this world, other people have no say! I already had a contract with them and out of nowhere they called me and told me that my contract was no longer valid because the house had already increased by 6 thousand dollars, to reserve your house you have to give $500 and they tell me that it will take them a long time to return it. 1 to 2 months!!!Dont be fooled by this construction company that only plays with peoples time and dreams!

These people specialize in stealing from people who do not have social security or people who do not have credit. They ask you for 10,000 down or even more and they leave the interest at 10% or more when the interest on houses is around 4%. Be very careful with this company and if you are already involved with them, try to refinance as soon as possible so that you can get out of the fraud in which they put you. I personally made the mistake of buying here at Camden Homes. The good thing is that my seller refinanced quickly. It was Claudia who once I closed the deal with her, she never answered my calls again with doubts that I had.
