All I can say is great things about Gehan Homes Sales Representative, Management, Staff and Work Ethic. The experience we had Building with Gehan was interesting during an epic housing market; but overall, the experience was great. What made it great was how the right expectations were set and how transparent the process was beginning to end. Knowing that all odds were stacked mostly against us between the market and build time we decided to take the risk and we were successful to achieve the American Dream! I would highly recommend this Builder over all other builders in San Antonio/ Boerne Texas area. Thank you Gehan Homes and team for making our American Dream come true!Detailed Experience:We decided to Build with Gehan Homes in July 2021. It took a little over 11 months to Build the home. However, the Construction Manager set the right expectations and there were no real surprises because of the continuous communication. Additionally, before finding this Builder we went to all other Builders in San Antonio and read all Builder contracts. Gehan homes was one of the best contracts that shared reasonable amount of risk for all parties involved. When we went in Gehan Homes in Boerne Regent Park to review the Plans and Selections we were oriented with the Sales Representative. They were not pushy or trying to steer our decision with purchasing a home or inflating cost as high as it could be. The biggest thing we appreciated is that they gave us four days of time to decide if we want to move forward. They made it possible for us to contract the last lot in the Section. The extra time allowed us to factor to our decision of budget, size, needs, wants and time. We had to set the right expectations ahead of time going through the long process of building as we informed the building process could take 8-12 months build because of supply chain shortages. Another great thing the Sales Representative did to stand out during the contracting process was sending us a link to the Design Studio online selection. This was very pivotal for us because it helped us manage our budget when making final structural selections. The prices were not fully accurate because the design center helps finalizes those prices. We projected $60K in design center cost but really spent around $40k. When we knew what we wanted we contacted the Sales Representative back to contract and put $5k in escrow. During contracting the Sales Representative introduced their Preferred Lender (Brook Hollow Mortgage) and Realtor (The Schrader Group) as we had to sell our home contingent to finalizing the Build of our home. Although we had a contract with Zillow, we put the Schrader Group as our Plan B. Fortunately we did that as it was what we ended up using to save the deal and we resulted with selling our old home 20K over asking and made more than we did with Zillow was offering. Furthermore, we attempted to take advantage of the Closing Cost and design center incentives by going with their Preferred lender Brook Hollow Mortgage but unfortunately it did not work because of poor communication with their preferred lender. However, we will still be able to close with another lender just ensure you read the timelines within the contract on when you can change lenders. During the design center appointment, they did a great job with keeping us on budget and once everything was finalized, we paid an additional $5k in decoration deposit. Gehan management even allowed us to set up a 3-month payment plan which helped manage risk. After the design center the construction manager worked with us during phase 1-3 of the constructions and set the right expectations during each phase of the process. What we really appreciated was that they welcomed the outside inspections and implemented 99% of the recommendations. Where we had most of our major delays was in phase 3 of the build mostly due to tradesman availability. Lastly, the issues we encountered were not ordinary and required additional plans to mitigate our risks but we were able to close successfully in June 2022.

Update: stay away from the Gehan Homes nightmare. I canceled our contract, in writing, on a new home because Gehan was in default: they failed to construct my home properly. They are also in breach of their own contract since they refuse to refund my earnest money.  Though they post responses to my reviews, such as: we will look into it or please send us your contact information so we can contact you ... they post these to fool the public into thinking they will resolve the issue.  But Gehan has never replied or responded to me since I canceled and requested a refund, ever.If you are looking for a home, avoid Gehan at all costs. Gehan only cares about taking  money... not earning it legitimately.Gehan Homes is a nightmare. If you are looking to buy a house, DO NOT consider Gehan, ever. Today is the 30th day since I gave Gehan written notice of purchase cancelation due to their default: failure to construct my new home in accordance to specifications.  If I dont receive my earnest money refund by midnight, Gehan will be in breach of their own contract.I doubt Ill receive my refund today, since Gehan still hasnt contacted me to address my grievance. As a result, I will be contacting the Better Business Bureau to get their assistance, plus investigative TV news, and more to follow. The public will never hear the end of this until Gehan refunds my earnest money plus the penalty fee detailed in their contract.Gehan Homes constructed my new home. Upon a paid independent inspection, there were construction flaws throughout the house. I canceled the purchase in writing (in accordance with Gehans own contract) yet they refuse to return the earnest money I paid as a down payment.  In fact, no one at Gehan will contact me or reply to me, nor respond to my realtors many calls and emails. When I visited the home 1 week before completion, I pointed out many of the deficiencies and substandard construction.  Rather than properly fix these errors there were inadequate patchwork attempts to cover up the flaws...while leaving many others unaddressed.  Examples include: stove hood cracked, cabinets chipped/damaged and hinges inoperative throughout the house, various AC outlets and electrical boxes not mounted level nor flush with walls, overuse of caulking to coverup/fill inaccurate, jagged, and split internal doormolding, loose floor tiles, master bathtub drain obstructed (drain left open during construction, pipes filled with debris; will not drain), many safety violations, and the list goes on (I have photographs).Homeowners, especially new homeowners, expect that their property can pass inspection and is built to agreed-upon specifications and to a quality standard. Since the cancellation was due to the Sellers default (failed to construct the home in accordance with specifications, page 1, paragraph 2 of the Real estate sales agreement), Gehan must refund all of my earnest money, plus $100  in accordance with the agreement (page #3 para 8.b.).We were devastated and had to begin our home search from scratch. Currently, we are still in a hotel, and their mistake is costing us a lot of money.  In the meantime, Gehan put the home back on the market and raised the price $37,000.00.  If you are thinking about buying or having a home built by Gehan / Gray Point Homes, run!  Once you sign they will no longer care about you. They may have fooled someone powerful with their Builder of the Year award in 2020 but dont let them fool you. They dont live up to that claim in 2021.  Do not fall victim to them in this sellers market.  Buy from anyone other than Gehan!
