Visio lending does have the best DSCR loans for investors and can do large cashouts. They do underwrite unique properties like the ones with ADUs in away from town and on septic. Mark and Carissa are amazing and working on my third cashout refinance with them.

John Mele and his processor Carissa R did a great job on our DSCR loan. The process was very straight forward and easy to close under an LLC. We didn’t have any issues with getting to closing. They don’t do table funding (took a couple days to fund after closing) which wasn’t an issue for us, but the sellers were a little concerned when they found out about that. Everything still went on without a hitch and we would definitely recommend. Hope to use John again in the future.

Horrendous lender. Ive been in real estate for nearly 10 years and this is one of the strangest lenders Ive ever come across. Obtained a perfect appraisal for a cash-out refinance, everything looked good, only to be told last minute that the committee on the loan met one day and decided on a 55% LTV instead of the traditional 65-70%. BORROWERS BEWARE. Complete bait-and-switch company.

Excellent lending company and with Ryan Huddleston at the helm, nothing is impossible! Paid points to reduce interest rate but will make it back soon given the excellent initial positive cash flow of the property. We hung on to my purchase for almost another month after the original scheduled closing date because of the sellers issue with the property survey. However, with a good dose of PMA (Positive Mental Attitude), everything worked out just fine. I look forward to do more business with VISIO Lending soon. Thanks!

VisioLending DSCR loan rate was equal or below conventional loan average at the time (depending on data source), with no points. Total loan cost (including appraisal, title, recording) = 3.2% of principal, total paid to visio = 1.1% - best rate Ive ever paid. Escrow will hold 14 months insurance and 16 months property taxes before first annual payments = 0.52% of loan amount in excess deposits. Lost a week as underwriting struggled to understand Florida LLC registrations, but they did fund in 30 days with no stipulations, 24 hours after signing. Easier than conventional underwriting, daily communication - most responses were within 1 hour. Loan Agent (Ryan Huddleston) and Processor (Terri Malkevich) were clearly advocating for me during underwriting process. Fair appraisal - neither high nor low. I saw shaky online reviews, but these must have been exceptions, because VisioLendings customer service, product, and delivery were excellent for me. Final HUD matched visios first proposal except for excess escrow deposits (which is not really a loan expense.) We will certainly call Ryan and Terri again on the next one.

I worked with James Webb at Visio Financial and it was a great experience. I have been in real estate for over 35 years building and developing real estate and this was by far the best experience I had with a financial lender. From the time I applied for the loan to my closing was on or about 30 days. The communication with James and Visio was excellent and timely. The whole process was organized and very easy easy. The whole process was user friendly and easy to complete. I plan on refinancing with James Webb and Visio Financial on another property and again when I acquire property. The different type of loan options was excellent and they did everything they said they could do.

You really have to do some due diligence, especially if you’re not working with a mortgage broker. Interview the lender first. Learn what their niche products and services are according to your investment strategy. Ask the lender what their terms are; floor rates, minimum FICO score needed to qualify for best terms. More importantly, interview the Account Executive/Rep. Is the rep a fly by night with the lender, what is their level of experience, and do they have investment property of their own. I look for Account Reps that bring value and expertise now that I’ve been doing this for awhile. A great Account Executive like Taylor is just as important as the lender as they will manage your expectations properly.

This lending company is extremely trustworthy and great to work with. I have dealt and worked with several lenders and I have to say that if I could only choose one Visio would be the one by far, without question, the lender I would choose every time. They are thorough, they work very quickly, and the most important you can trust them. Michael Wyll is an AE with this lender and he always goes the extra mile to get you the answers you need and gets you them very quickly. You dont have to ask more than once and you will get a reply the same day if not immediately. I have worked with the processors, of which there are many, who work tirelessly and after hours to keep you informed of where you are in the process. Kayla, Kailey, Monica, Malak, Sarafina, April, Jordan and Jennifer... just to name a few. There are many lenders who only have one maybe two in their company to process a loan. This is not to say that they are not competent at their job but they are stretched super thin. With Visio you have many ppl working on your loan with experts in their field. 5 Stars by far.

As a real estate investor and developer with over two decades in the industry, my experience with Visio Lending was lackluster to say the least. While they promise competitive rates and flexible lending options, they are not closers.After a long, arduous underwriting process, I was informed that Visio would not approve my DSCR loan simply because of a lawsuit that someone filed against me. Not a judgment, not a settlement… simply a frivolous lawsuit that is in the process of being dismissed. In hindsight, Visio seemed reluctant to lend in Cook County from the start, offering the lowest LTV in the market. Conveniently, after I paid their exorbitant $650 appraisal fee (the property appraised out, by the way) they came up with an excuse to not fund the loan at all. Gross waste of energy, time and money.If youre seeking a DSCR Loan or a mortgage for a well-performing rental property, Id recommend exploring other lenders.

Brandon Tulley is my go to guy. I have been investing since 2000: flips, buy/hold, re-fis, leverage on existing investment properties a nice mix over the years. Believe me I have tried other funding sources including some of the National banks(WF). They dangled the carrot of better service and comparable rates. We got all the way through appraisals and Title and then they reneged. Who did I turn to: Brandon! Its like walking into CHEERS BAR everyone around there knows my name! LOL But this is what sets Visio apart, as an investor you have to have your People. Visio can keep you away from the hard money guys. Consistent and time efficient is what I require. If Brandon gets a little distracted trying to help All of his other clients I can call him on his Cell Phone and get response any day of the WEEK. I am on my 5th or 6th deal with VISIO. David Deems is flat out a problem solver, which we need in the mortgage business to close tricky loans that DSCR files often provide. If youre lucky enough to have him as your account executive, know you are in good hands!

Very bad communication and they dont know what they are doing also. They assume they are trying best and no clue even what they are doing. Without even informing/taking permission they change deeds also, its scary. They show so many problems in our insurance even though there is nothing delay for 3 weeks and during time crunch they force us to buy their partners insurance(provided one and one quote which is illegal) which is 2.5 times more premium than what we are paying. Have lot to mention but wrapping up with this now.After my review Mike Albers called and asked, we explain everything and he supports his company and he assume everything their company did is good and he just explain how his company supported and he dont even regret even after explained him everything to him. Mike Albers argues for 3 hours saying they are right and over talks on us and dont have any patience to listens customers and he keep saying again and gain they are right.Again hear customer pain than marketing yourself and telling about yourselfPromised to closed in 30 days due to negligence and lack of knowledge and communication dragged to 45 days and you seeing positive in that..very unfortunate..We know how painful moments we facing when you guys forced to go through your insurance agent ,since we choose our insurance agent you pushed/made us wait for 4-5 days just show us the painful time...I can write lot more.ypur negative points but concluded and didnt give more detailed about your process..let me know if you want to know how painfull process we went through process.

Bad experience. Be very cautious! Visio Lending (Jake Villarreal specifically) sold the dream and did a total bait-and-switch. After we agree on terms and I sign all the paperwork things changed. 2 weeks before closing Jake calls me and tells me I need to a.) put more money down (25% vs 20%), b.) pay a higher interest rate (additional half point), c.) need to increase closing costs and d.) they could not guarantee the exact closing date we agreed on.I would avoid them and save yourself the headache and stress. Poorly run organization lacking professionalism.

They change loan terms the week prior to closing and cannot ever answer any questions. What a complete disgrace to the mortgage industry. Stay away from these clowns if you need a loan.

His timeliness and results orientation were truly exemplary.Will definitely use Visio Lending in the future… thanks almost exclusively to Don Poyners intermediation.

NO ATTENTION TO DETAILI applied for a cash-out refinance with the purpose of renovating my investment property. Their loan application asks the intended use for the funds from a cash-out, of which I made it abundantly clear that I would be using them to rehab the property (5 separate locations in the app I stated this). Three weeks into the loan process, I found out that nobody paid attention to my application and they were not underwriting my loan as a rehab loan. I only found out because my insurance, which was builders risk, did not qualify for the loan type (standard) that they were processing. Is this the end of the world? No, I could have switched insurance and proceeded with the loan but I want a lender who pays attention to detail, and communicates with their customers proactively.

Private lenders that do what they say are hard to find.  I’ve had good luck working with Visio on financing my rental homes.  Their process is a bit different -- ultimately easier but it took a little adjustment. But well worth the time & effort.

Left me hanging till the very end by sitting on insurance docs for weeks because they weren’t educated enough to understand the insurance in CA! If you get heather smith ask for someone else! Shop around! I would strongly suggest that you look somewhere else. I will never use this company again for funding. There is a serious lack of communication and accountability. Besides the fact that they almost pulled my loan days before closing because they were bickering with my attorney about who does the title work even though in the state of CT we have the right to select our title attorney. The weeks leading up to the closing were frustrating, response time is days, even weeks. After we closed I asked who I relay my questions to, they gave me a 1800 # and a name. Nobody can help me on that 1800 number, they told me to try another #. I was trying to payoff my first lender and every time they said theyd call my lender THEY DIDNT because my lender called me and told me. Very unprofessional, nobody knows the answer to anything and just pawn off all inquiries to other departments. I paid for my appraisal almost 5 weeks ago and my appraiser hasnt been paid yet. They wired me the net proceeds from my sale and assured me I wouldnt be charged a wire fee and I WAS! One hand has NO IDEA what the other hand is doing and their client communications are not being monitored to address these issues, very frustrating.

PLEASE DO NOT USE THIS COMPANY!! I paid money to process my loan quicker and for two appraisals. I just received an email stating a week before settlement of both loans that my loans have been closed due to them believing one of my documents had been altered. I have had two LLCs for almost 3 years now. I am registered with the state and the IRS and have done multiple flips. Please do not work with this company. I still do not know what they are referring to about documents being altered and now i have to scramble to find another lender to be able to close in 10 days. Ridiculous!! Poor communication and no explanation from management. Just an email. Unbelievable.

DO NOT USE THIS COMPANY! Hands down, they are the worst lender I have come across in my 30+ years of buying and selling real estate. If you are a seller, do not sell to a buyer who is using this lender. It took 12 weeks to close a simple real estate transaction. They lack professionalism and communication skills and were deemed the most bizarre lender by the title company. STAY AWAY!

Keep searching, you can find better. Did they close the loan, yes but one day late. Did they lock the rate? Yes, but literally as I was walking to the closing table(find someone who will lock earlier). Did their Servicer still report my LLC loan to my personal credit? You bet they did. Too many frustrations to ever consider using them again.

Such a great lender! I went there looking for a loan for my first vacation rental and they were very accommodating to my needs and concerns. The company delayed my mortgage on purpose to increase the annual percentage rate. It did not matter that I paid extra fee to have the appraisal expedited as well as the mortgage application. I will not recommend them to anybody.

The company baits and switches you. We had one rate, that changed. The fees were astronomical. More then any other by 5k a deal. Communication was poor. They make you use there title company and don’t disclose. They are a private bank so they are limited to the laws they follow. All in all never ever again- they choke held me bc they were the only lenders out there to do this deal and they know it. We only needed to 2 of the 3 loans and they told us all or non. The fee the hell out of you. Do not do anything unless it is all in writing and pre negotiated

Very unorganized. They had the wrong paperwork at closing and they switched loan servicing companies during the life of the loan. The second servicing company processed payments late and in one instance could not find my account with either the account number or social security number.

Terribly non responsive and have cost me multiple deals. No communication, massive delays, bait and switch of terms. Plenty of other lenders to work with.

I was misled about fees which were much higher than other alternatives. During the pandemic I was forced to convert my vacation rental to a long term rental. They would not waive any of the prepayment penalty. They are self serving in everything they do. RUN AWAY FROM VISIO!
