Leo at Housemax in Austin really saved the day when another hard money lender in New York came back 5 days before closing and said they could only approve 200k of the 305k of the rehab budget. Leo got to work right away and before waiting my time got the top decision maker to sign off on the file and they followed through and we were able to close on time. He has continued to help with questions I’ve had on draws after the loan closed. Housemax is definitely more of a common sense lender and didn’t set expectations that they could not deliver.

Buyer beware!!! HouseMax was non communicative throughout the entire process. We had 7 different closing dates, and then never closed on the date they promised us. We were in breach of contract and lost close to $10,000, and lost the house as the seller had a backup contract. Their reasons for delay, once we finally were told, had absolutely no merit. We have since learned they do this often to people, for at the last minute they came back with an entire new offer asking us for $100K more and 1 more point to close. We refused and have learned even more bad things about them since this has happened. They are in breach of our contract with them to provide funding to us, shame on you HouseMax how many more folks are you going to do this to?I am unable to respond to the owners reply but he sure responded quickly! Guess he is afraid of the truth being told!We can refute everything he said as we have a chronology in text and email to substantiate our claims.

Ive worked with more than a handful of lenders. My team and I have had a great experience HouseMax. We had a situation with a tight deadline and the team at HouseMax were able to deliver. Im sure there are more team members behind the scenes that I didnt directly interact with but Jeff, Eric, Chandler, Shawn, Cameron were all VERY responsive and communicative. Michael was great to work with. We have spent months with other lenders, trying to get our investment properties to the finish line with very poor communication. Michael stayed on top of it all the way through the closing!

My project failed because HouseMax failed to meet closing deadlines to which they had agreed, TWICE! The Sellers held me in breach of contract, as a result of HouseMax’s inability to perform. My out of pocket loss was over $10,000. Not to mention the time I have spent putting the deal together and preparing for a successful renovation. The opportunity to realizes a sizeable gain from this project was also loss.What they did provide me was a completely different term sheet (than the one initially presented) that required $100,000 more participation from me + an additional point (totaling 5) to move forward with the financing. (Can you say bait and switch?) They committed to another closing date (if I was agreeable with the new terms) 2 working days later! Had this information been presented initially, I would have rejected the offer and gone with my original financier and closed on the project.I never heard one word of regret or an apology from Housemax, though they did say they would be happy to talk with the Seller and explain the failure to close was not my fault.What I did receive, from a lender in Florida, was an offer to finance the deal! I asked how he got my contact information, I was told someone from HouseMax had told him I was treated poorly and he reached out to me. I asked if my treatment at HouseMax was SOP? He wasn’t sure, but said he had done several deals with people who previously were involved with HouseMax Funding.

The HouseMax team worked hard to close my loan. We had some hiccups to start, but I am very pleased with how they managed the issues and helped me close the deal on a new property. I look forward to working with them again and updating my review to a 5 star should we have another successful close! Thanks HouseMax!

I recently used HouseMax for a 12-month fix-and-flip loan in Florida. To ensure a smooth process, I purchased insurance through one of their recommended partners, with the premium paid from escrow during the purchase. I sold the house 120 days later and discovered $14,000 in lender-placed insurance charges on the HUD. I immediately provided proof of coverage and asked for an explanation, but they told me to pay it at closing and assured me I would be reimbursed afterward.Its been 30 days since closing, and now they claim the investor is refusing to reimburse the full amount. I’m being forced to hire an attorney to recover my money. To make matters worse, my account manager quit during this process, leaving me without an advocate. Overall, this has been a frustrating and disappointing experience.UPDATED Dec 2023: While it did take a couple of months, HouseMax was finally able to help recover the funds and I was made whole.

I just attempted to use Housemax Funding for the first time on a purchase for a flip. I am a very experienced investor, just seeking another capital partner. After the initial call, it seemed like they were well organized and it would be a seamless transaction. However, after two weeks, we missed the close date, very little information was being provided to me as to the delays. Finally, I was told docs were forth coming the day prior to closing. Well, hours went by and nothing. Literally nothing. Out of the blue they then say that they are going to order a BPO, this after an appraisal was already done and sent a term sheet with final terms. That was day before closing , didn’t here from them again until the end of the day after closing , simply saying it was moved to UW?!?!? Thankfully, I called another lender at 4pm the day before closing, we closed on time the very next day at 2:30pm…. Never heard from the “managers” at Housemax even after they texted me saying they would call me in a few minutes…. 4 days later and still nothing. Buyer (Investors), beware….

Great experience with HouseMax in all aspects. Quick, efficient and they were often times waiting on me for answers which in my previous experience is never the case. Sean was extremely helpful in looking out for my bests interest and providing some guidance on my refinance. I will be using and recommending Sean and HouseMax to the people I know.

I worked with Kaleb and his team on a cash-out refi. He is extremely professional, helpful, responds to his calls and texts, and most importantly he gets the job done! What I love about HouseMax is that they lend DSCR loans to series LLCs, which I had a lot of problems with in the past with other lenders.However, as much as I want to give 5 starts, Im not super sure about the people he works with. As of the day before closing, his team failed to send me the final statement, 45 mins before closing, and literally minutes before I head over to the title company, the title company sent over the closing statements (they were surprised HouseMax had not done so) and I found out my closing costs came out almost double what they had seemed before. Lets just say it was a very unpleasant surprise and that resulted the delay of closing. Kaleb was kind enough to jump on a call on a Friday afternoon despite it being after business hours (which was a very nice gesture), and explained the additional closing costs mostly being holdouts and escrows but it was a bit too late for the day of closing and ended up causing delays. In addition, his team made a mistake in one of the insurance numbers, that ended up being another unpleasant surprise on the day of closing. They still did close fairly quickly so overall I would work with them again depending on the type of loan I want but the communication and diligence can be improved. I would still recommend working with them especially to those who have property in a series LLC.

Just closed on a property with HouseMax. This was my first time using a HML. I worked with Bryce Tennison and have nothing but great things to say about him and the entire team. My experience with HouseMax has unfortunately been less than satisfactory. Despite finalizing two loans with them in 2022, I havent received the necessary 1098 statements which were legally due by January 31, 2023. This delay has not only hampered my financial reporting but also represents a breach in regulatory compliance.Furthermore, the process to request a payoff consistently takes an unacceptable amount of time, adding unnecessary stress and delays to our projects. To make matters worse, my numerous attempts to contact them have been futile, as getting through to a representative seems nearly impossible.

What a terrible experience. First my quote i recieved at the begining was 3% lower than what needed to be signed in the middle of process. 2nd. My costs for origination and fees was $5,000 higher than my original quote. 3rd my closing date got pushed multiple times. 4th my banker got fired mid process. I dont know what is going on with this company but i cant in good faith recomend this place to anyone.

Personally myself and my team find it hard to work with Housemax ever again I will state that Kaleb Provence was phenomenal in what he does I been flipping properties for quite a while and decided to get two properties under contract with house max which Kaleb made happen.The Reimbursement team was horrendous constantly needing to send email after email and promised rehab funds will deposited on a timeline only to be let down and needing to follow up.There was no single point of contact after closing on property and had to take it upon myself to reach out and get others who worked for Housemax to get things accomplished.Kaitlin does an excellent when coming to the financials closing, payments etc.I personally nor do i see anyone on my team working with housemax I am unsure if it just because I am out of state that the chaos was the reason regardless, the amount of headaches to finish out my properties was uncalled for.Im giving 2 stars one for Kaleb and the other for Kaitlin outside of those two the rest of team members should be re-trained just my opinion.

It’s taken almost 3 months for this company to finalize a refinance for their “rental loan” option they’re advertising on their website. I’ve closed on literally 3 investments with other companies since then. There’s been a bunch of back and forth, and never a straight forward response to questions. I’ve wasted money through an appraisal I’m sure I won’t be getting back, as well as a home owners insurance policy I’ve had to purchase out of pocket. Every week I’m being asked to explain where monies came from in my investment account, which is extremely insulting considering I’ve explained multiple times about my real estate investing business. Deeply regretting working with this group.

My loans with Housemax started off great. They were in good communication and assisted as the loans were being processed etc. Then after is a different story. Their loan servicer FCI is lack luster AT BEST. Please go read FCI Lender Services Inc. reviews online before signing on to do a Housemax loan. I had the same issues that others write about. When I tried to get a hold of Housemax to assist, I had several phone calls and emails go unanswered. Come to find out as Ive spoken with other investors, this is a known issue and they experienced the same service from Housemax when they tried to resolve issues. Im choosing to take my next loans elsewhere.

I just got a loan funded for my next rehab project in Austin, TX. The loan was easy to get. The interest rate I got through HouseMax Funding is lower than any other hard money lender I ever used.The points were low at 1% and there were absolutely NO junk fees. No underwriting or doc preparation fees that literally every hard money lender wants. No survey requirement either. The only other cost outside of regular title company closing costs was a $250 BPO.The loan approval and funding was quick. Its alway good to use a local lender like HouseMax who can take a look at your project and tell you if its go.If their cost of funds and approval process stays this way, Ill certainly use them again on my next deals.
