Olshan Foundation Solutions

Stabilized the side of the garage where a crack had been growing for a few months big enough to put my finger in. The crack has now closed almost completely. I may be needing topsoil delivered after it settles. They hauled away rock and soil. Now to repaint and fill in the new cracks on the inside and find a mortar repair person to fill in the slight crack now where the mortar and brick split. They tossed the cornerstone that had been repaired previously by my husband otherwise they would have received 5 stars. Otherwise very pleased.

We initially met with Jared who did an inspection of our home then sat down with us to discuss our situation, several options for repairs and cost. Jared answered all our questions and explained everything. He didn’t rush us and encouraged us to ask all of our questions. We signed the contract, arranged financing that Olshan helped us secure and we scheduled our project.We worked with Victor’s crew. The entire crew was professional, efficient, and answered additional questions that came up during the work. They were extremely patient with nervous homeowners (my husband and I), educating us on the process and how things were going as needed. They were also respectful of our property and belongings. The work was timely completed and the crew did a terrific job with cleaning up and all they could to restore our landscaping. It is great having doors we can again easily open and close.If you need foundation work, this is your company. They made the entire process as painless and easy for us as they could. I am happy we made the decision to use Olshan for our foundation needs.

Jarred met me at my father’s right in time and thoroughly explained what he’d be doing for a quote. He worked quickly and later showed me the layout of the house, where the house was singling, and also where he’d have piers installed. He also brought up how it’s going to be normal to possibly see additional cracks form as the house is leveled. That’s expected. Thankfully, the house isn’t too far gone and he assured me they could get it all done and asses if later on it needed readjustments. He was extremely helpful and really helped calm my nerves about what needed to be done. A bigger well known company didn’t do this. They walked through and around in less than 30 minutes and gave me a quote. Jerred explained a lot more, even with being able to look through the floor to see the pipes and make sure there wouldn’t be leaks when lifting. Though I’m selling the house, it’ll be nice for a buyer to see how everything will be taken care of.

We had Olshan give us an estimate for some concrete levelling. They were prompt and the representative clearly explained the process as well as the estimate. He was also very courteous.

Michael Johns showed up early, had good presentation, and acted with professionalism, integrity, and honesty. I was impressed how Michael explained that my foundation was in good shape but was being affected by the soil conditions. We had badly uneven sections on our 5 year old sloped driveway. An appointment was scheduled and Scarlett answered all of our questions and sent the estimate promptly. She gave excellent suggestions on fixes we could do, ourselves, for small areas off of the driveway as well. Explained financing options. Very transparent and knowledgable. Repair with poly foam injection scheduled and due to weather and equipment issues start time had to be shifted but Carlos Ruiz kept us updated in an ongoing and timely manner. Jason Martens came twice to the older home I bought in East Austin and was so thorough checking the foundation that I was worried about. The first time that he did measurements, he could only find one area that was slightly low. However, he said that if a plumber had to make a hole in the floor, he would come back out and have a better look. A plumber later ended up making a hole. So, I gave him another call. The second time that he came he put a camera in and said everything was solid and it was safe to go ahead with work. I really appreciate the time and effort that was done to put my worries to rest. The team from Olshan came out to install a drain to keep water from backing up in our driveway. The temperature never rose above freezing and the guys were here for 8 hours installing the drain. I felt so bad they were in the cold but they never complained, consistently checked in to see if everything looked good, asked if we wanted to keep the dirt they dug up, transported the dirt to our compost bin when we asked to keep it, and put the rest in an unlevel part of our yard to level it out. It hasn’t rained to test the drain yet, but impressed with the professionalism. Thank you to Joe, Favian, Gabrial, Caldelerio, and Anthony!

Immediately got in and fixed an issue we had with our sump pumps - simply as part of the free quote. I had 3 stone walls that were starting to lean and needed leveling. Olshan was very professional and easy to work with. My home is on a downward slope to the front of my home so a hard rain was causing serious soil erosion and drainage issues. Olshan addressed the issue, explained the scope of necessary work, and installed drainage across the front of my home. We had Olshan put a drain in our yard and were very satisfied with the project and how it turned out. We had a big storm the day after it was completed and it worked really well moving water away from the house quickly. Michael, the structural tech, was great at answering our many questions and updating our quote each time we changed something in the design, all in a very timely manner. The office ladies Crystal and Jessica were great at taking my messages and calling me with follow ups. The crew that did the job Carlos, Carlos, Antonio, Jose, TJ, William, and Shawn were professional and hardworking. They left our house and yard in as excellent condition as you can possibly leave a yard after doing such extensive digging as the drain required. We were very pleased with the finished project.

Jason came to inspect my foundation and discovered one side being lower than the rest of my house. Got the crews (Kenneth, Saul, Jesus, Andri & Jaime) come down to fix the issue. They did amazing! 8 beams added. I was concerned how it will look after the mess, but they returned everything back almost 100% exactly before the work was done! Amazing team!

We are REALLY disappointed that we have to go through this whole process again. Why didnt the first guy who came last year tell us that we also needed steel piers in the front of the house? So, now we have two external doors that we cannot fully close and lock and two indoor doors that will not stay closed - and so much for the great warranty - none of this is covered (along with new cracks in our walls) bc you didnt tell us we also needed steel piers in the front of the house. Of course you are saying that the problem is the one part of the house that you didnt do anything on so the warranty doesnt apply! This is very frustrating. Also, Im told there is a scanning thing you can do that will cost $400. I want to know exactly the state of our home, and so I want more info about this. Im told it wasnt available when we did this last year. Also Im told that we may need additional piers in the middle of our living room. This will be another nightmare of having to hire movers to move furniture out of that room, getting an Air B&B for at least a week, hiring floor people to put more flooring in over the new patches, and then hiring cleaners to get rid of the massive amounts of dust. And purchasing new flooring. WHY couldnt it have been done completely and the right way ONCE the last time we did this in 2023???

Ive been dealing with sinking floors for a few months now and have had several folks over to figure out the issue. John came to do an estimate today and he was very thorough in asking for the history of foundation work. After he did all his measurements inside and outside the house. He reviewed everything with me which ended up not needed anything to be fixed in particular. He made sure I understood how the rainy weather had been affecting the soil and the foundation as a side effect and give me a few things to update to ensure water flows away from the house. I had an excellent experience with Olshan. Before getting quotes from various companies, I had a Plan of Repair from an engineer which called for 43 piers interior and exterior. Our house had a 5-6 inch slope on one corner. It was a stressful undertaking but the Olshan team were great. David was the sales agent and Gerald Daniels was the Production Manager and he was awesome. He was on site every day making sure everything was done according to plan. He had the crew make a few adjustments, addressed all of our concerns (he ensured our French drains were put back together and any plumbing issues were corrected properly) and he was super responsive, reassuring and available at all times day and night. We’re really happy with the end result, which exceeded our expectations. Thank you!

We used Olshan to help with drainage issues in our back yard. They sent a certified structural technician (Jason) to assess our particular situation and recommend a solution. Jason was extremely helpful. He described a number of options and the pros and cons of each one, and made sure I was comfortable with the one he recommended. The final proposal was very clear with a well drafted diagram and photos.The crew did fantastic work. Joe G., Jaime Z., Gabrial G. and Diego R. were all continually communicating throughout the job and made sure to double check with me if there was any nuance about the installation that needed my input. They were very professional and courteous the whole time. I was particularly impressed with how well they replaced existing dirt, gravel and grass on top of all the drainage pipes they laid down, bringing it back to its original appearance.I definitely would use Olshan again in the future.

August 24th, Nik shared the depressing news - pretty much 3/4s of my house needed to be leveled - I made the decision to level the whole house. Nik prepared the estimate using all his gear, explaining the measurements and walking through the contract details, answering many questions. Nik was professional and established the necessary initial good impression of the company I needed to proceed with the contract. On October 16th, promptly at 9am a team (Cristian the supervisor, Dekarri, Carlos, Joaquin, Salvador, Ronald, Roberto) arrived and immediately went to work. Cristian walked the foundation with me and listened patiently to my plea to not destroy my fully grown Rose of Sharons (which they left totally intact). The team had finished 17 holes by 3pm and got to leave early Monday. On Tuesday, they worked a full day to basically complete all the holes and prepare for the 3rd party Inspection on Oct 18th (a whole day ahead of the scheduled 4 days). The Inspector arrived around noon on Wednesday, found no issues - complimented the team - and left. By 4:30pm on Wednesday, all the holes were filled, the spare dirt moved to shallow areas in my yard or piled up in a singled location in my back yard. On Thursday around 10am, the 2 man team (James & Freddy) arrived for the PolyLift Injection and were gone by noon. Both teams were careful to work around my outdoor items and plants - in fact Cristians team replanted a small cactus to be sure it survived the foundation repair. And not one item fell off my walls due to vibrations as the level was done pretty gently though there were a few that caught my attention but were short lived “burps” – some noise but I muted my work calls – dirt/dust was cleaned up by the team before leaving. My neighbors were extremely impressed as well.Olshans was a referral by a neighbor who had used their services so I hope they go a little reward. I was sold by the pulley system and the warranty though I did pursue funding via my banking institution. I will be referring Olshan should anyone ask for a referral. Im a little tardy on my review, but I am sincere that these teams are excellent representatives of Olshan.

Les came out to assess what I thought was a sinking driveway. He found it was more a drainage issue and offered easy solution to address it that I could do myself. I appreciate the honest feedback and will reccomend Olshan to everyone.

We have a 6 stone wall crossing two slabs wrapping around our spa. One slab started sinking under the wall weight a couple years ago causing the mortar to crack / separate. We contacted Olshan after seeing reviews and could not be happier. Kenneth, Jesus, Wilmore, and Eduardo performed the work last week and did a fantastic job. I was worried because we have gas and electric lines running right through the area but they dug right around them with no issue. They raised our patio about an inch and the stone wall looks great! She worked with my schedule. It was a pleasure to talk with her, she didnt rush me and I appreciated that courtesy so much. They showed up when they said they would and tried to work through the rain on their first day but finally had to stop. When I found tile and wall cracks and a sticky door, I made an appointment with Olshan to inspect my slab. Certified Structural Technician Jason C. arrived on time and measured the level of my slab in a professional manner. After that we sat together, examined the measurement results and he explained my slab has issues.Since his explanation was very clear, I could understand how the cracks and sticky door were caused. Jason always answered my questions and concerns very quickly.Olshan introduced me to two third party finance companies. Heather C. who takes care of financing and the warranty, etc. helped me to choose the finance company.Janie P. told me that the slab work takes 4 days to complete, and so that I chose the start date. She scheduled it and told me what time technicians would arrive. The foundation work started mid March.Supervisor Nolberto C. and his crew (Anthony G., Carlos J., Issac S., Javier J., Roberto A.) worked very hard for 4 days to install 33 exterior pilings. Since hard rock is underneath my slab, they had to work hard to dig deep holes. The last day was a very cold and damp. Another crew supervisor Kenneth S. also joined to help the installation on the last day. Noberto installed concrete and pebble patches neatly, and the crew cleaned up nicely when the work was complete.The installation was completed on the promised date. During the construction, I met Nolbertos manager/Product manager Gerald D. and another Product manager Wilvin L.. They came to my house to make sure every thing was done properly.The repair was inspected by a third party inspector. Im very happy to see my house after the repair was done.During the process I met and contacted many Olshan workers, all of them were hard workers, and also very friendly and helpful. I had an excellent experience working with Olshan.Finally, the reasons why I selected Olshan are : 1. They have 90 years service in this field which means I can rely on their lifetime warranty. 2. I contacted Olshan Foundation Repair to inspect our home due to a few problems I believed were caused by the house needing to be leveled. John Campbell arrived fifteen minutes earlier than the scheduled appointment to perform the inspection after contacting me to ask if the earlier time would work. Mr. Campbell was very professional and informative, and was able to answer all of my questions thoroughly. The good news is the home needs a drip irrigation system installed rather than leveling adjustments, so I am very happy with the outcome.

I unfortunately had to change this initially positive review to a negative. Please use any other company. Between lousy communication and consistent issues post-installation, my project has just ballooned in monetary, work, and time cost. We installed a drip irrigation system. Their machinery was faulty and while they helped in water bills, which was nice of them. The hassle and expense in both time and money is just not worth it.They also claim to have a freeze resistant backflow preventer on the advertisement. I wrapped mine in the foam wrap for pipes and then put an outdoor insulated sleeve over the whole thing. It froze and busted on its first freeze. That doesn’t feel very resistant.Essentially, they’ll tell you a deadline (crew work time, appointment times, response times) and not meet it and won’t call, which forces you to constantly have to call them back. Their machinery is sometimes faulty. And the quality for some of the products are not as advertised. I just hope the foundation work is. So while they’re polite when you do speak with them (they are good people and I don’t believe they’re intentionally trying to screw over customers) this just isn’t worth the continual hassle and money. Use someone else.

Mr. Jason Cunningham was very professional and present at my house earlier than scheduled time. He was very deliberate and thorough examining the exterior and interior of my home for any cracks or foundation problems. He was honest in providing me with measurements using his equipment. Unlike others where they come to just visually inspect the house. Mr. Jason actually take measurements of the living room, bedrooms, etc. I was completely satisfied and relieved to know that my house is still in great shape with no foundation issues. He did a thorough evaluation of my foundation, both outside and inside. He then took the time to sit down and explain exactly what he did and the results of his evaluation. They will try to upsell you, get a second opinion!! When my work crew came out, they asked ME what they were doing. In the end they did not lift my foundation, just leveled it out. After I spoke to my sales rep. she had them come out again, to actually lift my foundation. I went through GreenSky for payment, was approved. When I called to pay off my loan amount, they informed me I had to us a checking or savings account. I could not pay their high interest rate loan off with my credit card. I would not use this company without getting a second opinion, first.

We had the Olshan crew come by to fix our driveway as tree roots had popped up one of the slabs, and water underneath had caused other slabs to sink. The crew was on time, friendly, informative, and professional. They were able to get the driveway as level as possible given our situation. This was a slow process as they needed to raise each slab correctly making sure not to overfill the poly in any one place. They also filled in the seams between the slabs and did a fine job. Our place looks a bit more respectable now, all at a reasonable cost. Thank you to Carlos and crew for doing a great job! I would recommend them with no hesitation!

I am so happy with the service we received from Olshan. I can close my front door and every door in my house can close and latch. Foundation repair is not sexy, the best case scenario is getting back to normal, but weve noticed improvements we did not expect, like in the ceiling. But mostly its just nice to be able to not have to worry about more damage from the shifting foundation. And while foundation work is not cheap, their quote was one of the most affordable.Also, Daniel Delgado and his crew were very professional. They worked as fast as they could, even working through a light rain, to get the job done as fast as possible. They moved our deck back when they were done, which they didnt have to do. They cleaned up the driveway after putting away their tools, and the cement patching jobs are very clean. Would recommend them to a friend

The communication from beginning to end was excellent. The service technician I had was John Campbell. He confirmed the appointment ahead of time and allowed me to ask any questions or reschedule if needed. He showed up promptly, was courteous and did a thorough walk around inside and out taking measurements. To my pleasant surprise he told me my home was normal and didnt have any foundation issues. I fully expected to hear the complete opposite. Not only did he show me the measurements, but he took the time to go over preventative measures I could do ensure I have no issues in the future. He never tried to sell me anything that I didnt need. If I ever end up needing a foundation repair, this company earned my trust and my business.

Olshan was able to send Jason out promptly and explained that it was just regular settling from recent heavy rainfall and even provided good recommendations on how to maintain my foundation. Olshan was one of two companies I contacted to diagnose a crack in the foundation of my 20-year-old home and propose the repair needed, if any. Scott came, and proceeded to take extensive measurements of the level of my entire ground floor. He assessed that the fragmentation in the cement had probably been accelerated by last years late summer drought, which concurred with what the other company had speculated, but he did not similarly urge the need for immediate repair. Scott went on to present the services of his company in a way that satisfied my concerns about the potential effects of postponing repairs, especially through another summer drought. He outlined an array of solutions that involved factors in a range of products and cost. His investment of time and interest in my particular situation, coupled with a better repair price, helped me decide that when I make this repair soon, Ill be served best by Scott and his team. ** UPDATE 9/2020: I went with Olshan for this repair, and the experience was exceptional. Daniel, Joe, Horacio, Jonathan and Brian worked efficiently and with skill. It was pleasant to have been treated with so much courtesy at every step. And after the final sweep up, it was nice to find my property in perfect cleanliness and order.

We had our foundation repaired, 12 pilings done inside and outside, by Olshans and could not be happier! Dave Wells was who we met with and who gave us our estimate. His professionalism and knowledge is what sold us on using Olshans, as we had already had multiple estimates done. Even our last minute questions on the weekend were answered quickly by Dave. We were told the job would take anywhere from 1-3 days but Armando and his crew (we can not say enough good things about all of them) came ready to work. Our job was completed in one day! I am deeply disappointed on how this company does business. I have held out writing a review to really be patient and hope they will turn their service around but I cant seem to get anyone on the phone to help me. When you pay $15,000 for a service, you expect good service and this company has NOT delivered that. From the beginning of the project in January there has been no communication and no call backs when I would call the project manager. The project was delayed without any communication on their part, the project manager had no answers to any of my questions and was hardly on site to oversee the project and the workers seemed lost. I was promised the house would be restored to its original place and that was why I went with this company but in the end it was an empty promise they were not able to fulfill yet I paid the price of restoring the house to its originally place (without it actually being done) which I could have gotten $6,000 cheaper. The workers killed my landscaping and broke my landscaping lighting (I had asked if they wanted me to remove it before hand and they said no, this could have been removed and avoided had I known they were going to make such a mess). Lastly, here we are in March and this was performed in January and I still have not received any warranty paperwork or the structural engineer report which is needed so I can sell my house (the reason why I had this done in the first place). I have called and there is no answer, I have left messages and emails and have received no responses or updates.

I scheduled an appointment to have my foundation inspected when we noticed cracks in our drywall and tile floors. I was expecting the worse when Jason the technician arrived, but after inspecting inside and out, he informed us that there wasnt really an issue with our foundation and didnt recommend any repairs. Had scheduled service for my foundation repair only to be informed days before the scheduled repair that my credit application was canceled. I was in constant communication with them and never once did they mention this. The guy showed up and check the foundation and used a gadget to measure the levelness of the floor. His opinion was that the foundation was fine and there was not charge. Thank you Olshan.

I live in Austin, TX and wanted to get an opinion from a company outside of Austin due to my frustrations with Austin foundation companies. John Campbell from Olshan came to my house and did a thorough evaluation of my slab and concluded that it should be left alone. All of the Austin companies gave me different opinions ranging from $3000 to $50,000. Do yourself a favor and get a second opinion from Olshan.

Jason came out to inspect my foundation. He was on time and professional. He did measurements to ensure the foundation was level and told me that no repairs were needed. I appreciate the honesty and that he answered all my questions.

We had concerns about settling in our home and David came and toured our home and reassured my wife and I that everything was normal. He pointed out danger signs to look for in the future and was very knowledgable and professional. We would definitely recommend them.

Jason came out and took foundation measurements for us and he was so nice and helpful. I called around 8:30 a.m. Monday morning and he was here by 11:30 a.m. Monday morning. He texted 30 minutes before and it was just a pleasant experience. Oh ya and it was completely free.

Although I was unable to use their services (we have a very old design that seems to be functioning), Heather gave us a lot of good information and recommendations as part of their free inspection, so now I have a better idea of improvements that could be done in the future to maintain our old foundation.

Scott came up from San Antonio to evaluate my driveway, which was sinking. He spent a lot of time evaluating and talked to me about the process in detail... he shared best and worst-case scenarios with me, which I wholly appreciated. We agreed on the price, and soon after, his crew came to do the work. They did a great job filling in underneath the sinking slab, and Scott and the rest of the team are extremely professional! Im very happy I called them!

After much research into foundation leveling companies, Olshan Foundation Solutions will be the one I will be using. Dennis, my Certified Structural Technician that came out to the house to inspect and give an estimate was awesome. He was prompt, polite and a wealth of knowledge. He took the time to thoroughly explain the process, show me a video of the process while explaining. He also told me what to expect during the process. This was vital information because it is a very involved process. I have animals at the house and preparation information was critical.It was reassuring to find out that there would be an onsite manager of the project present at all times.I feel very confident in my choice of using Olshan Foundation Solutions for my foundation leveling project that needs to be done.Thank you,Gwen
