Brightland is OK. Biggest beef is poor home seal. I could have done a way better job. We have bugs coming in constantly. When I walked the house before brick was installed I could see numerous places in sheathing where sunlight was pouring in. They dont let you do the work yourself, and dont hold their contractors accountable enough.My other grievance was lack of knowledge from sales person. She never gave us the attic storage upgrade option. I didnt know about it until I noticed a note on the electricians blueprints that said optional attic storage upgrade. At that point it was way too late to make this change. We would have totally upgraded if this was presented to us in the first place before signing.If you use Brightland, just make sure you have every upgrade option in front of you.

Are you considering using Brightland to build your dream home? Here are some important factors to consider based on our experience with them in the home buying process.Firstly, most of the staff at Brightland were kind and friendly during the home buying process. However, that’s where the positive sentiment ends.Sales counselor:While our sales counselor was friendly, she provided us with inaccurate information on multiple occasions during the buying process. Despite being in the position for two years, it seemed that she lacked the necessary knowledge to give informed and accurate answers to our questions and misled us through several parts of the process. After making a deposit, we received minimal communication from her, including important updates. Some of the misinformation we received from her, particularly regarding financing and incentives, were significant and only became apparent after we had already paid $25k in non-refundable deposits.Brightland financing:Dealing with Brightlands financing department was the most challenging aspect of the process, causing us stress, anxiety, and sleepless nights. While we were enticed to use their preferred lender through incentives, the experience turned out to be a nightmare, and the incentives were not worth the headache. Our loan originator changed mid-process and didn’t due diligence in verifying validity of the previous person’s work. This resulted in the lender making numerous errors throughout the process, which I caught by carefully reading the details of our disclosures — I would have hoped that after catching the first error this would have prompted them to carefully review the work of the previous originator, unfortunately it did not. Their clerical mistakes/oversights resulted in our monthly payment changing three times throughout the process, and we discovered they were erroneously overcharging us by almost $1,000 due to their miscalculations of closing costs on the front end. The level of incompetence in handling large loans was shocking, and the overall process felt intentionally deceitful. Although everything was corrected, it took several hours of my time to review their work. It is not my job to verify the accuracy of their work.Construction process:Despite being assured by our realtor and my partner that any errors during the construction process would be rectified before the final walk, this was not the case. Our final walk revealed an unfinished home with construction debris and dirt everywhere. Each time the builder fixed one issue, it seemed that the contractor would damage something else we reached the point that my boyfriend told me he didn’t want them touching our home anymore and would fix things himself. It was apparent that the builder attempted to pass off incomplete shoddy work as finished. Even after closing, we continue to encounter issues, including missed upgrades that we paid for and the builders response time has been disappointingly slow.Overall our experience with Brightland truly ruined the excitement of buying my first new build. If I would have known the stress we’d encounter with them I would not have purchased a home from them.

We bought a new Rosewood model home last year (2023) in the Carillon community at Manor, TX. Lillian Pham, sales counselor at the Manor Carillon community helped us a lot throughout the process of selecting the appropriate lots, home models, incentives and anything related to purchasing the house. She has been instrumental in making us feel comfortable with the home buying process and worked closely with the construction manager, Austin and the team in delivering the home in a timely manner. She worked with us like a family member and always answered all our questions promptly. Highly recommend working with Lillian Pham and her team in buying houses at Carillon Community where you can expect prompt service with high quality. Brightland home has some great model homes to purchase from and Rosewood is one of the top preferred model in my opinion. Keep up the great work Lillian, Austin and the Brightland team.

Our family moved from Florida to Austin and were looking for new homes. When our realtor showed us the community of Carillon.We fell in love with the community and with Brightland Homes. Lillian Pham waswithout a doubt so professional, and personal with us! We had specific needs and timing issues and she worked with EVERY single one of them! She showed us the models that were in accordance to what we needed and we decided to choose the Oleander model. Austin was great! As we had to close while we were still in Florida, our daughters took care of the final walk thru and he took the time to explain EVERY single detail. Since we moved in we have not encountered any issues with the house. VERY happy we chose Brightland Homes and had the opportunity to work with such professionals! ❤️

Since posting the comment below, Brightland Homes responded promptly. The pending claim that is covered under their warranty stipulations was addressed. The staff and personnel involved was professional and helpful.Previous review: We purchased a home from Gehan homes with Brightland homes. We are happy with the agent who sold us the house and the personnel who worked on our house. A year later, within the Warranty time, We submitted documents regarding claims and structural problems with the house. Part of the work was done and it has been six months since no one has come. I have attempted to reach them multiple times by email and phone without response.

Earlier this year we purchased a Rosewood home in the Carillon community and have enjoyed living in it so far! Lillian Pham our sales counselor and Austin the construction manager were extremely helpful and made our experience seamless.

***6/23/24 update****Want to update this because Brightland has been amazing handling this since Gary has contacted me. Airtron messed up multiple times throughout this process and tried to not fix the issue, Gary and his team were not having it. Not only did he get the issues fixed, he was empathetic about the situation and followed up often.Thank you Gary, really appreciate the fantastic customer service!Buyer beware.The level of incompetence with this builder is truly next level. If you seek a homebuilder that will cut corners, make excuses and never take responsibility for poor craftsmanship, look no further.It has taken 2 years for them to finally reach out to repair a couple minor issues. They flat out refused to honor a 3rd party inspection report and shorted us on ac tonnage.They absolutely keep trying to get me to run in circles claiming that Airtron is responsible for that system and the calculations. When you contact Airtron, they send you right back to gehan.Take your hard earned money, and go with a builder who treats their customers right.

As a first time home buyer, Im completely devastated with the experience Im facing with Brightland and their partner, Wisenbaker.I bought a new home in 2022. Since before closing, my kitchen countertop had a hazy and a dirty look to it. I had paid extra for this countertop (close to $5k more). Brightland assured me it would be fixed and I closed on the home. Its 2024 now and no one has replaced the countertop yet.Wisenbaker stooped low and blamed me for the damage, citing that I used something I shouldnt have on it! The warranty team at Brighland used this excuse to deny my request. Luckily, the builders from Brightland who built my home were there with me before I closed and could support me by letting them know the fault existed prior to me even using the kitchen.You would think this would be enough for them to right their wrongs. You would be wrong. They are now trying to find other excuses to not replace this countertop. It has been a very stressful year dealing with them and I would wish this on no one.I have been trying to work this out with Brightland but despite all the proof and details Ive shared, there have been no resolution yet. They keep asking me to fix a date to clean the countertop and asked me to buy chemicals to continuously clean it. Chemicals, which have not worked so far. Everyone knows the countertop is damaged but profits are more important to them than doing the right thing.If I could go back in time, I wouldnt buy a home from them. I hope any new home buyer reads this advice and steers clear.

My family and I moved from NJ last year to Austin. We looked to buy ready homes and we meet many builders. We thank our relator for recommending bright land builder. They are honest, detailed, responsive, and supportive. Their entire sale staff, construction, and mortgage-recommended vendor are good people. We had a third-party inspection for framing, our inspector said that this is a good build. The third-party inspector had minor comments. The brightland construction manager and project manager completed and documented all of the inspections comments. If you are in the market to buy a quick move-in home or you want to build your own home, I recommend you work with Brightland. We worked with Melodi in Kyle, and we cannot thank them enough for making it possible for us to own a beautiful home in Kyle

I used to think that Gehan/Brightland Homes was a reputable builder until I bought one of their homes myself. The home was totally rushed and the quality is not what I would expect for the price we paid. The worst part is that we have submitted numerous requests and warranty tickets and they won’t even respond to us. It’s been over a year now and some of these items were noted at MOVE IN! It’s completely unacceptable and unprofessional.

Terrible customer service. Shoddy workmanship. Lots of staff turnover. If I could give them less stars I would. Like many reviewers, we also have multiple warranty submissions that are unanswered, emails and messages go unanswered, unfinished construction is claimed to not be under warranty, and when you ask about their lack communication they have the audacity to insinuate that you are the issue. If you make the brave unfortunate decision to move forward with them , please do your due diligence, speak to homeowners that have already closed in your neighborhood; I can guarantee you will receive feedback such as mine. Do not close unless everything is complete to your satisfaction before signing, walk through the home with a fine tooth comb, and do not trust that LOI items will be completed in a timely manner, or at all. 10 months of waiting for satisfactory completion of issues and punch list items and counting....

We purchased a Gehan homes duplex in Pflugerville TX. (Cardinal crossing)It’s been 2+ yrs and my punch list of the first month nor 11 months is completed by them. We don’t even know whom to contact. The person who was in-charge of this duty has been changed, we are not told whom will be that other person who will complete this punch list.We had so many issues including garage door opening/closing , hot water not coming… for a brand new home we have spent a good amount of money on repairs already in 2 yrsVery poor quality of construction.I’ll not buy with them again for sure.

This builder is beyond terrible! Wish I could give zero stars. The sub contractor they used for the plumbing forgot the tester ball which ended up flooding our master bathroom and bedroom. The house isnt even 4 years old yet and there are long cracks all throughout the walls and tile. The pipe that runs from our house to the sewer snapped because it was not secured properly. Our water heater has a slow leak that went undetected so now the ceiling has water damage coming through it and the paint is breaking off. Gehan does not hold their contractors responsible for any of their shoddy work. The warranty for everything runs out after a year. How convenient. It is in your best interest to not use them. They do not stand behind their product. They will take your money and then totally screw you over.

If Gehan can call themselves home builders, then I am an astronaut. I purchased one of their new construction homes in April, 2020, and not even a handful of the warranty items have been completed 10 months later out of the dozens that were submitted. Their project management carries the banner of being entirely unresponsive. In the rare instance that you do get a response, it is far from professional. Folks: do NOT sign the purchase agreement because once you do you will never hear from them again. Their house was by far the biggest purchase regret of my life. I am not being dramatic. I repeat do NOT purchase one of their houses or you will find yourself on here leaving one star reviews sooner rather than later.

Totally agree that the builder is beyond horrible. Our entire community is suffering the consequences of the cheap/ half done job these people have done. We have had tile placed incorrectly, found sheetrock and plastic in our pipes, uneven floors, water leaks, and the list goes on. Buying a new home from these people has resulted in us spending thousands outside of our new home cost. The builder will just keep giving you the run around and then never come back to fix anything.

DO NOT BUY A GEHAN HOME!! I REPEAT, DO NOT BUY A GEHAN HOME! They are by far the worst builder Ive ever dealt with. Im in the process of hiring an attorney to get out of my contract. The home build quality is terrible. The construction manager and sales staff only know the word NO. Simple issues that other builders Ive worked with have no problems with, all absolute 100% no can do. Dealing with them is like pounding your head against a wall. Avoid the pounding, DO NOT BUY A GEHAN HOME!!

The worst home buying/building experience ever. Google needs to let people leave negative stars. Read the other online reviews and BBB reviews - go with another builder. They literally lied to my face on more than one occasion. Beyond awful customer service. Once they have your money, good luck getting anything fixed let alone them accepting responsibly for poor workmanship. Your home is the largest investment you will make, DO NOT BUY FROM THESE PEOPLE.

We built a home with Gehan starting in late 2019. We had several issues towards the end of our build in May of 2020 and it’s been absolutely impossible to get a hold of anyone regarding our year warranty. We filled out the warranty form before school got out in May and here we are mid August with school starting and haven’t even received a response from Gehan regarding these issues. I’ve emailed, called the warranty #, called different Gehan numbers to see if I can figure out where to go from here, and still no response. We’ve talked to several neighbors that are having the same issues, so it’s obviously a Gehan issue that needs addressing. We’re super disappointed and will not be building with Gehan in the future or recommending them to friends and family.
